Fundamental differences between a condo and HDB flat

Hdb has the best of both world.
Tenant pays property tax , same as pte housing.

Pte houses owners owns the place, they can mortgage and pledge their property for a loan. But HDB can't pledge their property for a loan.

That the difference, one is that you own the lease for 99 years. HDB you are on rental of the lease.

To pledge a private property be it landed or condo for a loan does it mean taking higher loan? Or there is a risk if they can’t pay for the loan n the loan will be under a finance company instead?

In a tiny country with a growing population, the demand for housing will always remain high. The govt cannot quench the aspirations of the people to upgrade themselves out of the HDB heartlands.

If the growth one day were to decrease, how can it be that they keep building more and more houses? Maybe it’s due to the lower in supply of houses during the covid and post covid delay that led to higher demand and increase in property prices. All these follow a peak and fall.

There must be a reason for people wanting to upgrade from a HDB to condo but not all condo have gd appreciation prices and not all HDB have lousy appreciation.

I have viewed condos that are so inconveniently located deep inside residential estates made up of mostly landed homes, that every member of the household would need to be ferried to the nearest bus stop or MRT station by car!

Yes. Some condos are cheaper than some HDB flats but so ulu.
 
So the land owner get a sum from the developer to allow them to the rights to build for say 99 years and after that the land returns to the land owner in whatever ways they wanna do with the land? Is the land owner SLA or some olden days rich Singaporeans whose ancestors bought the land?
Most of the land in Singapore is owned by the SLA, illegally obtained via the Land Titles Act. And yes, the developer will lease the land from them and build condos to sell. The interesting part is what happens at the end of the lease. I have not seen a copy of it, but in some countries, the landowner requires the land to be return to them in the original condition. Which means the condo building has to be torn down and the owners surrender it. In other cases, the landowner will take over the premises and maybe the owners can negotiate with the owner directly. Not sure how SLA leases are set up.

Some land is also owned privately. Far East comes to mind. They own a lot of land and they have their own development company. So, obviously, Ng Teng Fong and gang will build their own condos on their own land using their own development company. U can buy your condo build by FEO and know that the land owner is Far East.

Based on the June 2024 of 6.04 million as the most reliable recent point for the growth calculation from June 2015, S'pore's overall population has grown by approximately 0.50 million or 500,000 people. That means a growth of 9% from June 2015 to June 2024. Every person living in S'pore requires housing so I rest my case, you imbecile.

My family left the HDB heartlands 25years ago because of the stench from cunts like you living there.
