Fundamental differences between a condo and HDB flat

They are rented to people. The people are the tenants. When they so call "buy" a flat, they are prepaying HDB upfront 99 years of rental fees. and there are no assortment of rights. There are only 2 main ones. 1) Right to occupy and enjoy and use the space rented to you for the duration of the lease. 2) Right to assign 1) to a survivor or estate. No stupid. HDB does not sell a Leasehold. U yourself said leasehold are 99-999 years private condos which are strata. HDB sells a lease. Not leasehold. Seems like i am the one that has to educate u, u fucking stupid moron.

All private condo units - whether on 99 or 999-year leases - possess a strata title, which stipulates the size of each apartment, including its undivided share of the land (including swimming pool, tennis court, gym, carpark etc.) which the development occupies. Condo owners may form a committee to initiate a collective sale to a new developer whenever they wish to. HDB dwellers cannot do that.

There are basic differences between a condo and HDB flats. For a start, purchasers of HDB units should notice that their contracts are between the HDB as a lessor and the buyers as lessees. The term lessee expresses clearly that there is a length of time to the possession of the HDB flat, and it will be returned to the Govt with no residual value following the 99-year-duration of the lease.

Technically, that is a leasehold because it has similar ownership rights as freehold properties, including the ability to benefit from any appreciation in value. Pap Smear, I hope that you appreciate my efforts to educate you; it will help you to find gainful employment instead of making you bitter at other Samsters who are far better off than you.

2) Leasehold - This means that you HOLD ownership of the property but there is an encumbrance on the property, which is the LEASE on the land. Whether it's for 99 years or 999 or 60 etc.
3) HDB 99 Lease - U do not own anything, you are a long term 99 year tenant paying for your 99 year lease term upfront. The main right you have is to enjoy the use of flat for 99 years. If someone wants your flat, you can assign him the use of the flat for money. This is commonly mistakenly called "selling"your flat, but it's incorrect because you cannot sell something you don't own. You are essentially subletting your flat to him. That is why the landlord HDB must approve this process first, because they are the landlord.

If an agreement for an en bloc sale goes through, the buyer indemnifies the S'pore Land Authority to return the lease to its original tenure.
Collective sale days are quite over unless new funds pump in

It's not necessary that it is the developer. Sometimes the land owner is a private company or family. The developer contracts with them to build a condo block on their land. A lot of these private landowners do not want to sell to the developer. The developer then sells the completed units to private buyers. The private buyers are bound by the terms of the land lease that the developer signed with the land owner. In many cases. the developer does also own the land to control the process.
 
Other countries are given the impression that HDBs are “owned”….unless they are also all very stupid morons.

So the land owner get a sum from the developer to allow them to the rights to build for say 99 years and after that the land returns to the land owner in whatever ways they wanna do with the land? Is the land owner SLA or some olden days rich Singaporeans whose ancestors bought the land?
