We have all different requirements of living.

Some prefer noisy, some prefer quiet.

One patterns I observed. People always want to crowd/stay in a prime location(for business/entertainment) within that country. For e.g Mattanhan in New York, Orchid Road/Marina Bay in Singapore, CBD in Beijing/Shanghai, the list go on. If you can spot that early, you can make a lot of money as these places will fetch the highest prices.

For JB, I will go for JBCBD/Tanjung Puteri areas where re-development is promising/likely with MRT.

Areas close to Second link is quite good also well like landed in Leisure Farm, East Ledang but it is pricey/overvalued at the moment.

Would preferred Nusajaya near legoland less traffic and crowd, more space

Depend on your requirement. There are no right or wrong.

But some prefer crowded. Traffic jam area.

Some prefer to live in the middle of no where.

-Feb-2013: Nanyang Siang Pau reported that both Malaysia and Singapore governments are expected to reach consensus on Malaysia-Singapore Rapid Transit System (RTS) Link between Johor Bahru and Woodlands after the completion of the feasibility study during the bilateral meetings set to take place in Feb 18-19.

In May 2012, a consortium leads by Aecom Technology Corp was awarded a US$42 million (RM131.88 million) contract to conduct an architectural and engineering study for the proposed Malaysia-Singapore rapid transit system (RTS) link.

The contract was awarded by the Malaysia’s Land Public Transport Commission (SPAD) and Singapore’s Land Transport Authority.

The architectural and engineering consultancy study tender went to the consortium of AECOM Singapore, AECOM Perunding and SA Architects.

The study will be done in two phases.

In Phase 1, which is expected to be completed by end-2012, the consultant will look into technical parameters and propose options for the Link.

In Phase 2, the Malaysia-Singapore Joint Ministerial Committee (JMC) for Iskandar Malaysia will decide on the option that will be studied further.

The terminating stations of the RTS link, which is targeted to be in operation by 2019, will be in the vicinity of JB Sentral, Johor Bahru and in the vicinity of Republic Polytechnic, Singapore. The RTS link is planned to integrate with Singapore’s Thomson Line at its northernmost terminal station, i.e. Woodlands North Station. Thomson Line is set to cater for 400,000 commuters daily.

I wonder how far will the RTS from GIC's City Square?

I will try to locate RTS as close to City Square as possible to have win-win situation.

1) There were a lot of talks that it will be at vantage bay. If that happens, for sure there will be link stations to Persada convention or CS vicinity.

2) The Government of Singapore Investment Corporation owns 70% of City Squares shares, which they bought in June 2009. The remaining shares are divided between the Johor Bahru City Council and MBJBT. With the GIC vested interest, think they will make sure it's right next to CS!

My guess is JB High Speed Rail Station is at Senai Airport. From there, RTS to Tanjung Puteri and then to Woodland MRT. Another RTS to Nusajaya/ZOne B and link to Tuas.

The High Speed Station Stop at Spore might be at Changi Airport. This will link up the air and rail both at Iskandar and Singapore to comment itself as a transport hub.

In this way, north, west and east of Spore is all linked up with Iskandar. Make sense?

The slower they launched be an advantage to buyers whom already booked a unit.

Let other launch go first. Like Sky88 tower 3.

If Sky88 sold at high price successfully, the greedy developer of Matex will keep their price high too.
