You may be right. However I drove back to SIN last Tue at about 1800hrs and no jam. It was the opposite side that heavy jam.

yes, definitely, EDL is definitely very jam due to the heavy no of population and residential areas in tebrau also majority due to the poor layout of the roads...

Even EDL design poor no u turn... and limited exit.... so if there is jam there is no way to skip either...

yay! I feel happy too to have a confirmed neighbor, and its' still 3 year away. this is a good omen for sure. actually, i have currently no fixed plans for the house, i bot it cos i wanted to own at least one landed freehold, and moreover am getting older - loan etc will become more and more difficult, MRTA more expensive etc. so better grab one quick. as for what is my plan for the house, i could turn it into a lifestyle buy (ie weekend or holiday home), or i may consider flip it or even rent it out if the market still hot. my options open :smile:. but likely i will keep it for at least 1 year after getting the key just to enjoy the adventure. but surely having friends as neighbors (already confirmed a good buddy of mine is gonna keep his mount austin home) around the vicinity makes the case for keeping the home more compelling. Ride to work? do you mean, on a motorbike or do you mean bus/ rail?

Since we are on this topic of neighbours I would like to find out who are my nearest neighbours too!! My unit is Aspen, no. 11221.Third unit from right beside bumi lot and 6th unit from left. The row facing north nearest to clubhouse. I am excited....hope we coild meet up one day..... in Singapore lah. Then our real identities can be revealed and friendship forged and strengthened.

cool ! I havent ridden a bike in such a long time. maybe i will buy one in johor just for fun when the day comes! alright, this plan is definitely coming together. i feel like a cowboy like in those frontier westerns. haha. Definitely i'm up for a meetup.

This project is big with different phases and model avaliable. If your friends drove up and see those are foresta and montana phase. Best to drop by the sales office to check.

I received call from setia to sign SPA again....the local bank are in process but some bank still pending for their HQ authorisation to finance Aurora. Setia has banked in my SG cheque, but yet not all their bankers are ready to finance Aurora phase. 小生怕怕!

what do you mean by "sign SPA again"? You mean signed twice? I think the first doc you signed was the actual SPA with the solicitors (the 12 copies one), the other is Setia Letter of Offer.

yup .. so far public bank has got all their authrorizations. RHB just got theirs on friday. i actually spent an hour with the maybank lady, but was told after that MB is not their panel for SEC, so wasted my one hour there. Also, strangely, I was told by setia they don't accept sgd cheque?? I reserved using sgd cheque but they did not bank it in. after a week, I went back and used credit card to actually pay the booking fee and they returned my cheque.

O, i c. mine i did very fast, mainly cos i don't want to make multiple trips, and i not worried about the bank loan. so one week after i placed my "chope a lot" sgd cheque, i went back to setia office & one afternoon kau-tim everything. sign spa with lawyer, ask setia to print and sign LOO. in fact i signed the spa even before they swipe my creditcard for the RM5k fee. i spent the afternoon to also talk to two bankers , from maybank and public bank. but as i mentioned, after talking to MB for an hour, Setia manager told me MB is not on the panel. pengz.

anyway i think setia currently don't have any real SOP, or they don't follow strictly. which is *normal* for malaysia. No worries for you lah, the price stated clearly on your booking form. they won't anyhow change it. this much i know about Setia. and you haven't sign SPA means you still can think about the purchase. The one thing i found strange is that most developer don't accept sgd cheq, so how come they bank in yours. I wanted to reserve using sgd cheque two weeks ago but they said cannot, so I just placed the cheq there for "chope" only for one week.

which bank r u leaning towards? all are BLR - 2.4% , rite? which house type did you reserve, may i know?

That day I went down with all the required documents. I exchanged my SG cheque with RM5000. Im allowed to sign the SPA agreement before bank loan approval. Not worried about the loan approval cuz my CBS rating is AA n income is gd. Overall I'm v keen on this plc. Now I'm waiting for which bank will offer good deal.

My concern is the bank and analysis has turn conservative due to the departure of Mr Liew, and 200 staff resignation. Currently only local bank offered the loan but foreign bank still pending their HQ approval. Hence to be safe, I preferred to secure the loan first before signing SPA. A bit kiasi but is a long term commitment for an old man so got to be careful. :smile:
