Private property was one of the easiest investment to JV, last time didn't have any ABSD etc etc. Agree to rental yield or sell once hit target capital appreciation. No fuss, no argument. Between friends also can do JV.

Me not yet 2 decades, but got a decade. Can add on to your losing stats.
