I actually havent figured out what is e positioning of Puteri Harbour. If exclusive how come there r so many condos. By e way Sentosa condos r not doing v well.

At least Medini is v clear that it is a wellness village. Bukit Indah is e bread n butter shopping n food area. Molek is food n banking. Not really too sure abt e harbour if it is meant for rich to park their yatches (I'm not a fan of yatches). Rich people value a lot of privacy, high end amenities, security n exclusiveness. Maybe it is still early stage.

In Australia because of culture and generous government spending (due to lots of coal and minerals), the Australians are generally well-paid, laid back and can afford an idyllic life-style. There is a strong local support for these recreational amenities (please refer to maps below to compare scale of urban development in Sdyney and in Puteri Harbour). I won't want to set up shop in Puteri Harbour when I know there will only be customers on Fri night to Sun afternoon. Puteri Harbour will definitely do well one day, but probably not within 10 years.

That's why many said PH is mostly for the well heeled. Laid back and lifestyle living. It is definitely not depending on mass shopping, food or entertainment.
Incidentally with a 10 year time frame, it bring us to another subject.

Do investors have limited time for fruitation of their investments? How many years are we prepared to wait?

That stupid ciq last time went to ask it took 2 hrs from there to harbourfront using ferry. Go figure how ph can rely on this ciq.

Its for the long term, i suppose. Still remember the sales executive fm UEM told me they going to have a casino near future. Gonna ferry those gamblers fm Sentosa to PH...vice versa...

On another hand pula talk about ppl buy as holiday home (retirees still ok as they will spend time there mostly) bought as second home suka suka stay liken it with sentosa cove. Ur logic loop hole is, how vibrant is sentosa cove as business centre? It will be hard for business to take off there as demand only appear in holidays. Unless those banking like industry cluster there driving real high networth population working n staying there. If not the whole concept of dynamic cbd with atas ppl staying as holiday home totally unworkable. Anyone who is familiar with the Medini masterplan would know that it is a zoned area and the IRDA is attempting to appeal to different segments of the populace. The Wellness centre caters to medical tourists as well as some retirees who may want to make a home near such facilities, on the other hand there are also plans to make Medini into an Islamic banking centre .This is not a contradiction. I mentioned Sentosa Cove not as a biz hub but as an example of a place that locals may not choose to live , yet expats find very livable, again only certain segments of the expat population.There is something for everyone in Iskandar, for a place to make it , it needs to provide viable options.
As for Medini , for those who are keen to invest in it, you can either buy now before the place is up and running or you can wait till its made it like BI and pay a premium. On the other hand if you cant afford to take the risk or dont believe in it, stay out. Let those who believe in it and can afford to take the risk do so.
In my case my husband happens to know certain persons in IRDA who told him that the government is very keen on seeing Medini succeed. I believe not all all areas in Iskandar get the same level of govt commitment. The higher profile areas like PH and Medini are on the radar of the govt. As for BI and other residential areas, they will do well on their own as they appeal to most SPR and Singaporeans and homes in these areas will always be sought after as long as Singapore property prices remain high.

Only one part of Medini is the Welness Centre. There is also a business zone.Am sure more transport infrastructure and links will be bult to make PH and Medini more accessible.With Kota Iskandar( govt offices ) there and the malls of Medini, definitely they have to provide more amenities to bring in the crowds. It will take time but eventually will take shape.As for PH, just like Sentosa it will not be the playground of the average rakyat, how many can afford a yachting lifestyle? But I think there will enough to make it work, just like Sentosa.
Just like BI, a friend of mine who went there when SP Setia launched their first batch of houses told me the place was looking ulu then and also had a bad reputation for crime. She accompanied a friend who booked a unit and was wondering if all this talk abt Tesco and AEON would come to pass.In hindsight now we can say that the early investors did well, but they did go in at a time when the place had not made it yet and had to have confidence it would work out.

Malaysia different ma...foreigners come on social visit, if found working, sure kena kick out. At least Malaysia make sure foreigners do not take work from its own people. Some come as visitors but work in massage parlours. Some do IT work and act as consulatnts yet some as technical advisors as factories are newly set up in Malaysia. Maybe other country have different rules. It is a case of who eat chilli, who gets the spicy hot taste. But fellow forummers here all multi millionares who come to Malaysia to buy properties, so no worries.

U got the point, only if medini able to become islamic financial hub or other high yield industry that also work in normal ordinary day (not just holiday), then it would become businessly vibrant where high earning white collar want to live or rent there to work, enjoy the atas yatching, sentosa cove like life there. No doubt irda aiming for that, but this kind of thing take time and the risk is what if they didnt come despite all the hope? Conventional financial hub is no hope since sg ady a powerful central in the region. Risk certainly higher compare to ulu BI back then where their target is mass audience. Welness center is much more safed target to aim for. What I am risk aware of is that, if majority who bought r investors that intent for holiday use, high end industry didnt come as intended, then my description of the area in future will not b unrealistic. For me uncertainty still far too high at the moment since islamic banking hub still paper talk, its depend on ur risk appetite.
