These PSFs will never sell well in the next few years. How the reclaimed land will be stabilised in the long term is unknown as the land will take more than a decade to settle. The target buyers should Malaysians working at the west side of Singapore.

Thats true, they should convert to a golf course first, like SG practise. n use that period to market the place and put it in good spotlight.

My goodness, they reclaimed this land and built a stadium like showroom within 6 months ! No wonder the UEM agent gave me a worried look when i asked about forest city.

Wonder why they want to choose opposite those plants, maybe they think its not that near, about 7km away. On this note, those near sembawang shipyard also need to be aware, the shipyard is only 1.5 km to the other side of johor and there are high end residentials in that area.

I dread to think of continuous daily flow garbage trucks all over from Singapore to this area to feed its furnace.

Emissions of modern plant should not be of big concern as there's sea winds. Japanese technology is quite good at these pollution controls.
 
Malaysia will have to re-do its budget soon if oil price stays below USD 40 per barrel (very likely). It means cutting back on spending and raising taxes. This will strain the economy.

US may increase its intetest rate for 3-4 rounds in 2016, and this should boost the attractiveness of USD.

Hopefully MYR weakens further against SGD, and interest rate stays constant in 2016.

Sea winds yes but with Forest City coming up, the flows would be hindered, anyway you are quite right to say the PC controls are better these days but there are numerous LNG fired power plants there too and no matter how good the PC technology, the SG government has taken no chances by locating them in the furthest point away from our main population areas. FC may actually be a project deliberately planned to thwart Singapore's desalination projects, if you study the maps you would find that once FC is up and developed the water quality would be affected for desalination as the narrow body of water would be congested and water flow would be impeded, the Singapore government knows this and the next desalination project would be in Marina.

My guess it is probably the cny factor. I seem to notice over many years that MYR almost without fail appreciated few cents in the one two months towards cny, probably because most Malaysians in Singapore go home to malaysia during cny.
