Therefore, I have packaged it in such a way that it is very affordable for everyone.

For Condo & DST, the 'endorsement' fees is RM388 per hour (min).
For Semi-D, cluster, end lot or corner, it is RM888 per hour (min).
For banglow, only RM1888 per hour (min).

Of course, this excludes consumables such as baby diapers, baby wipes, milk powder, etc.

Hi bro and sis, did you all search eastern part of JB for property?

I went there to look see last weekend and somehow stumbled upon this quite ulu place called Park View in Bandar Seri Alam. The place is actually quite beautiful and serene and the semi-D is selling for $600k+.

Did some research of the area and seems like a few local colleges and universities is going to be built there. I am evaluating the prospects of this area and wonder if anyone had studied this area and have concluded anything?

Already so many factors to consider when buying a property, add complicated fengshui that involves hiring a master, will take a longer time to decide on a purchase.

I remember many years ago when we bought our 1st property without so many factors to consider, it was quite fast. Over the years, the process get longer as we start to look out for more factors as we pick up more information and "knowledge". :wink:

Sometimes it really boils down to feeling good about the property when we are in it.

Agree with you, when I bought my first property years ago, also decided very fast within days..the older the more kiasi..

I went there. The estate is definitely nice to live in. Saw many houses With very distinctive Reno, quite some rich folks there. The houses are 2 1/2 or 3 storeys and definitely worth the money for own stay. Things are progressing in Seri alam, and plannings such as Japanese village, lakeside/lake hill development (something like that) are In the making. Many colleges/uni have been/are being constructed. Raffles is having one there too. If its for investment, I would say - stay away. Again, just my opinion ...

I applied 4 banks for the mortgage. 3 has come back to me and one has been dropped. All 3 banks came back with different packages they promised me because the HQ approved different packages. 2 has automatically submitted appeal to their HQ for better package. For example, one promised BlR-2.45 but HQ only approved -2.3 ... What a big difference. For the other bank, I had to write officially to appeal. So need another week to wait for the outcome of these appeals .. What a performance?! How come I don't see u peeps raising these kind of issues? Is it due to me being single applicant or maybe my financial is not as strong? I'm really puzzled ...

Just tat now banks are strict n tighten with loans. So it's e timing prob.

Oh don't have, now I pump Petronas becos they're everywhere, wonder whether Shell or Caltex petrol in MY is better than Petronas petrol? Last time pumped in SG I find Shell petrol is better than Esso.

Bro DOA, yup dug up pretty much the same info you've here. UM Land is developing this township but based on the different kind of contracts they are having, I cannot fathom their strategy leh. Got Japanese bungalows for holiday stay during winter (like 3 months in a year?), Raffles Campus here with Singapore curriculum for pre-school to junior college but targetting who? There's also a Regency Specialist hospital, can use Medisave. The Lakehill Resort City further east supposedly to be a some mega trade expo for asia pacific traders but project has been delaying for a few years already. A lot of question marks but the house is calling out to me... Ah... But I do intend to probably frolic around in the large garden for a year (typical syndrome for a pigeon holer) and then later try to rent it out??
