There's a nice path nearby leading up to Pearl's Hill, I wonder if they have butchered the environment in the construction of the new condo?

Not yet. The only construction is at the location of the demolished C-shape condo behind the defunct police station.
This flat is right above Chinatown food centre next to the old Majestic Cinema.
