I think will be Q2. Around Apr-May. They sent me an email to inform me there are 2 banks on their panel (OCBC and HSBC) and that OCBC offers a better rate. I have yet to shop around for the mortgage loan ... i think more banks will be joining the panel so will take my time and meantime research more..

i heard its after CNY too and from both salesperson and Norman Sia...(i went to his recent seminar to kaypoh...)

the price a bit steep actually, but i know exactly what will happen if I don book the unit. The price will just keep going up and up. This project is very salable.

price may look steep compare to early phases... but may still be worthwhile for the long-term. i think many bros here are expecting their property to be sold at least $1200 sqft or more when TOP. which floor will be your cosy home? did you take the bigger C unit...should have fantastic view!!

Hard to say now because there is no precedent in JB .. all the current "luxury" condo projects are still under construction/planning stage so its an untested market. My guess is RM3500 onwards for 2 bedders and RM4500 for 3 bedders depending on factors like RTS and the CDB transformation plan. Mature city condos like Aloha Towers and Danga View are already fetching on average RM2500 rent per mth
If to choose between Matex or Sky88 to rent, I reckon most renters will go for Matex.

oh it can be investment or own stay depending on RTS. I have a shoebox in SG that will TOP by Q2 ..so wil stay in SG. By 2016 when matex TOP in 2016, the RTS location would have been confirmed and works shld be underway. if RTS materailize and its doable to commute to work in SG, then will rent out and stay in matex when RTS is up and running. if RTS dream vanishes in thin air, will flip/rent matex and continue staying in SG

Agree that Matex and Sky88 is different products.

For those without car but want to stay in JB and working in Spore (Working Class - Malaysian from KL, Penang, etc, Matex may be a better location for renters.
This group is actually large and set to increase if RTS is implemented. The rental in Spore is just too high.

Nearer to RTS, CIQ, City Square and Komtar shopping centre just in front...people will look for convenience.

I got greater confidence in Matex in term of rental.

The car restriction make a natural barrier.

If you are Singaporean/Spore PR/Foreigners working in Spore, you can't drive Malaysia Car into Spore.

You can drive Spore car but Spore car is so expensive.

I am very sure this restriction cannot be removed.

Hence it is difficult for those who do not have Spore car to live in places further from the CIQ. That's why it makes property like Matex very viable.

most malaysian drive. what they do is drive to CIQ, park there there cross the border. Matex will only attract people who doesn't drive.

It not only attract those whom do not drive. Also people whom want to rent out their unit easily. I will rent it as fellow family members will also enjoy the convenience.

Just because a person drive do not mean he prefer to stay far far away from convenience location.

far far away is subjective. I mean bukit indah is only 15min drive from the city. permas is only 10min drive.

if you don't drive, yes it will be inconvenience to travel, but if you drive, for extra 10-15min I don't find it inconvenience located. even add in the car,petrol,parking etc..cost. it is still cheaper to stay at the outskirt and travel.

you forget to include car installment, car maintainance etc, time to find carpark(many people wake up super early because they want to chop a carpark), time to get from carpark to CIQ?

currently a lot of people park their car at persada which is just next to matex. so parking is not really a big issue at the moment.

I do not include car installment/maintainance in the picture as for those who already own a car, they will still continue to own it. it is only apply to those who has no car. thats why i said matex is good for those who has no car and need to travel daily to SG, but for those who has a car, they have a lot more other choice, and cheaper too.

ohh...my father actually own a car, but if ask me to travel like that, I still prefer live in a place nearer to CIQ to save time. Driving over, find a parking, all quite time consuming. sleep more is quite important too. The main reason why I want to live in Singapore is because I want to sleep more. :smile:
