Hi Guys some of u looking to sit this one out theres another one coming at Rm 500+ to Rm 600 only. Not furnished. Dont furget Sunrise Last Tower only Rm600 to Rm660. In Johor now anything
above Rm600 is not supported by local economy. O guess
for Rm1200 is very very good buy for own stay but rent out or investment is definately a big big no

No chance when Pinewood is doing RM1200 without much sales effort.
Maybe in Medini, you can get 600psf but not in PH.

There's a big difference between Somerset, Encorp, Teega and Pinewood.

Things to compare: Track Record of Developer and Consulting Team; Fully furnished or unfurnished; Range of RMpsf; Marina or non-marina facing; ratio of carpark lots to unit type; Amenities; Ratio of household to amenities; highrise or lowrise; Completion date (Earlier may be worst off); etc.

Encorp is a much better well known developer .. wont run away .. the pinewood developer got do luxury condo before or not ? Little lambs buying at Rm1200 to Rm1300 ..Mmmm why not buy From Encorp Sunrise Uem far far far safer... Unless its Rm600 to max Rm700 then can consider the risk buying from non premium developer.. Even SP Setia selling at only Rm400. With Rm1200 if for investment buy 3 units (no sea, contra with TGV largest cinema, Jusco,Tesco,Giant Megamalls and direct bus to Singapore JE MRT every 10mins !) is far better than just 1 unit on a non premium developer leh ..For own stay then maybe ok kuar for little lambs.. Oh Ya i not getting a single cent here so advice here has no strings attached hor ...

Jakarta - PT Pembangunan Jaya Ancol Tbk (PJAA), pengelola taman rekreasi (theme park) yang paling dikenal di Indonesia berencana mengembangkan bisnis ke Malaysia. Bekerja sama dengan pemerintah setempat, melalui BUMN Malaysia Khazanah, Ancol siap mengoperasikan rekreasi modern di Johor.

Direktur Pembangunan Jaya Ancol, Winarto menjelaskan, pihaknya diundang oleh pemerintah Malaysia untuk mengembangkan theme park pertama di wilayah dekat Singapura ini. "Kami yang diundang langsung. Sekarang masih proses pemilihan lahan," kata Winarto kepada detikFinance, Selasa (27/11/2012).

Khazanah menilai, perseroan memiliki pengalaman dalam mengembangkan pusat rekreasi. Hadirnya theme park juga dipercaya akan mengangkap perekonomian wilayah setempat. Khazanah bertindak sebagai comblang antara investor (Jaya Ancol) dengan investor lokal.

Pembangunan ditargetkan mulai tahun depan, dengan target lahan yang dikuasai minimal 50 ha dari target keseluruhan 100 ha. "Kami sekarang sedang melihat-lihat lahan yang tepat," tuturnya.

Menurut Winarto, kawasan Johor cukup prospektif. Terlebih pemerintah Malaysia tengah menciptakan kawasan baru bernama Iskandar Development Region and South Johor Economic Region. Lahan di Johor juga masih murah, hingga memungkinkan untuk dikembangkan dengan serius.

"Di Johor harganya 1/10-nya tanah di Singapura. Jarak ke Singapura juga cuma beberapa menit," paparnya.

Bisnis theme park kini menjadi lirikan banyak perusahaan swasta. Ancol pun kini memiliki pesaing serius setelah selama puluhan tahun belakangan menjadi pemimpin pasar industri ini.

Winarto pun sangat mengapreasisi rencana pembangunan theme park baru tersebut. "Ini bagus, karena masyarakat semakin banyak pilihan," ucapnya.

Ia menilai, bisnis pusat rekreasi modern muncul karena tumbuhnya kelas menengah baru. Akibat pertumbuhan ekonomi yang terjaga, membuat masyarakat punya kemampuan lebih dan cenderung menghabiskannya untuk hiburan.

Seperti diketahui dua grup swasta, MNC dan Bakrie, kini tengah serius mengembangkan theme park baru untuk menyaingi Ancol. PT MNC Land Tbk (dulu bernama PT Global Land Development Tbk) siap membangun theme park di Lido, Sukabumi di kawasan seluas 1.000 ha yang sebelumnya milik Bakrie.

Hary Tanoesoedibjo bahkan menjanjikan theme park miliknya sekelas Disneyland, atau Universal Studio. Total investasi pendirian theme park ini mencapai Rp 6 triliun. Selain membangun taman hiburan, perseroan berencana membangun kawasan terintegrasi mulai dari hotel, resort.

PT Bakrieland Development Tbk (ELTY) juga ingin membangun theme park di wilayah yang sama. Tahap awal, melalui anak usahanya, PT Bukit Jonggol Asri anak usaha grup Baki ini tengah membangun Jungleland Adventure Theme Park.

Theme Park seluas 40 hektar ini terdiri dari 8 zona thematik yang akan menyediakan lebih dari 43 permainan modern (rides) diperuntukan bagi anak-anak, remaja, dewasa dan keluarga. Pembangunan tahap pertama Jungleland direncanakan selesai pada Desember 2012 dengan empat zona yaitu Carnival, Explora, Mysteria, dan Tropicalia serta Downtown. Jungleland Adventure Theme Park ada di sekitar Sentul dan Jonggol.

All marina units taken up at 1200-1350psf? wow....easily 30% higher in psf than the 1st 2 projects (SPH & Imperia)...hmm...any idea which nationality took up the most? ...this property did not have big marketing(at least not that i know of), so i'm pretty surprise of the allege take up..

Jaya Ancol is working with Khazanah to manage and operate the theme park with a local investor in Johor. It would be minutes from Singapore and now in the planning process. The target date is 2013 with a minimal 50 hectares out of 100 hectares. They are now in the process of selecting the suitable location in the Iskandar Development region.

I bought 4 units from them after all in discount n rebate is RM700psf cos mine are 3 bedders 1500sqf. They also waive the S$5k that I need to pay to book.
I just assume RM100psf for ID and furnishing. Pls correct me

It's very common for so called all take up esp by non premium developer. They just do an internal adjustment. At rm1300 when it comes to the real otp and spa signing many many will pull out of the sale last min. with online banking just need a click of the button to stop chq so dont be too fooled by
claims that at rm 1300 is taken up, remember its not a done deal till spa is signed, and since its not a logical price based not on fundamentals many little lambs will suddenly wake up and pull out of the deal. This happen to Imperia, originally it was suppose to soft sale at rmXxxx, due to legal reasons i cant tell u full details but after being full "booked" at pre pre launch many pull out and didnt commit so it was ... long story short.. finally sold at rm600+ at the actual fair value. Encorp is very very different so thats another story. Anyway lets see if little lambs will wake up just before the wolf bite them or before the knife slaughter by the butcher. Not all little lambs are that naive...
