Iskandar, Mammoth to build Medini Empire

Iskandar Investment Bhd (IIB) is partnering with Mammoth Empire Holdings Sdn Bhd to build an integrated commercial development, known as Medini Empire, on 9.62 hectares in Medini Iskandar with a gross development value of RM4 billion.

IIB president and chief executive officer, Datuk Syed Mohamed Syed Ibrahim, said the company, through its wholly-owned unit, Medini Land Sdn Bhd, and Mammoth Empire's wholly-owned subsidiary, Mammoth East West Sdn Bhd, will invest over RM2 billion in the project, which was scheduled to start construction in 2015.

"Medini Empire will consist of office towers, hotels, serviced apartments, loft offices, retail space, convention centre, concert hall, lifestyle cinema and specialist retail shops," he told reporters at the signing ceremony of subscription shareholders' and lease purchase agreements between both parties
and Cosmolane Development Sdn Bhd today.

Cosmolane Development, which will later be known as Empire Iskandar Sdn Bhd, is 40 per cent-owned by Medini Land and 60 per cent-owned by Mammoth Empire.


Syed Mohamed signed for IIB and Mammoth Empire was represented by its group managing director Datuk Sean Ng and group executive director Datuk Danny Cheah Joi Yong.

Cheah said the joint-venture would further enhance Mammoth Empire's strategic position and allow it to cooperate with Iskandar Investment on the areas of relative competence while diversifying into other business areas.

Besides that, he said, Iskandar Malaysia was estimated to have a population of 1.35 million people by 2025 with 66 per cent of them being of working age.

The population was also projected to grow rapidly over the next 20 years.

"Therefore, we see growth opportunities and are committed to further invest in this region (Iskandar Malaysia) to realise our vision of creating property developments that gratify the lifestyle demands of today.

"We believe this joint-venture will strengthen our commitment towards achieving our vision and we are very certain that our investment will be rewarded in time to come," he said.

Medini Empire, expected to be completed in 2018, is one of the investments in Iskandar Malaysia which has to date attracted RM111 billion worth of investment.-- Bernama

1.35M population by 2025 , not alot as Iskandar is 3 time the size of Singapore . Singapore by 2030 will hit 6.9m hor !

sorry, 'ping ping' =locals? yes, locals are buying. foreigners too. u will notice that many condos in philippines have chinese names; targetting prcs. In Thailand, and PH, foreigners can buy up to 49% and 40% of condo developments respectively only.

Nearby projects Solemare Parksuites and Bayshore Residential Resort are near, if not already, soldout.

I was also looking at Thai properties, but i think increased quite a lot already.

Can checkout if keen..... cheers....... i am very excited with the developments in Iskandar and now Manila Bay City too :-)

If mammoth is the same guys who built Empire Subang Jaya , then i have to say the outlook is good. Empire subang jaya turned out pretty well, quite upmarket.

The difference is Malaysia has a young population while ours is aging.

Singapore OLDMAN mostly millionairs , infact the young ones in Singapore need lot of help from their old parent to buy houses / cars . Some need to stay with parents until pass 35 to buy cheap BTO .

I think i have relatively big risk appetite. I like new exciting developments...... Larger potential return, but riskier too. Eg those who bought in Iskandar prior 2008/09 like bro Wuji. I bought first ppty in JB in 2009. i think it is still not too late in Iskandar, just that those who bought earlier gained more. Wait till Temasek -Khazanah launches landed properties, and Capitaland's Danga bay project. Likely to be record prices and sellout....

For Philippines, i like the exciting plans in Manila Bay.... Entertainment City, several casinos, theme park, yacht club..... Progress has been slow, but seems to be shifting gear in recent 1-2 yrs. Opening of Solaire Resort is great, with good review...

Thailand, i have been eyeing.... But nothing exciting, new... Except for F1 and also not confirmed.... but prices have increased significantly....

Just my two cents...

Iskandar Investment Bhd (IIB) will put off further land sales in Iskandar Malaysia for the time being, said president and chief executive officer (CEO) Datuk Syed Mohamed Ibrahim.

“At the moment, we are not selling. Iskandar is still relatively small and fragile. We want our investors to make money. This is part of our strategy, which we call ‘controlled release’,” he told the press at a briefing.

IIB sealed two property deals with private companies yesterday worth a combined RM4.6bil in gross development value in the economic corridor south of Johor.

The larger of the two projects involves a joint venture between IIB and Mammoth Empire Holdings Sdn Bhd – which built Empire Subang and Empire City in Petaling Jaya – to develop Medini Empire.

The Medini area alone, located within Iskandar’s Nusajaya cluster, still had some 10 million sq ft of gross floor area (GFA) yet to be developed, said Medini Iskandar Malaysia Sdn Bhd managing director and CEO Khairil Anwar Ahmad.

“We still have a sizeable amount of GFA in the 809.37ha carved out for mixed use in Medini. Some of this we might develop ourselves.

“It would depend on the market. Right now, quite a lot of developers have purchased land in Medini,” he added.

The RM4bil Medini Empire is a mixed development comprising office towers, hotels, service apartments, loft offices, retail space, a convention centre, a concert hall and a cinema, set for completion in 2018.

IIB – an arm of Khazanah Nasional Bhd and the Johor state government that facilitates investments into the state’s economic corridor – owns 40% of Medini Empire and Mammoth Empire the remaining 60%.

The project is to be built on two parcels of adjoining land spread over 9.71ha in what was the car park for Legoland.

This would be the first foray into Iskandar for Mammoth Empire, better known for its developments in the Klang Valley and Melbourne, Australia under the “Empire” banner.

The group was not concerned about an oversupply in the 3601.70ha Iskandar Malaysia because industrial and infrastructure development was set to create 860,000 job opportunities and spur population and housing demand, said executive director Datuk Danny Cheah.

The second IIB project, dubbed Zikay@Medini, would be undertaken by Zikay Group Sdn Bhd and designed by Veritas Architects.

The mixed development, with RM600mil in potential value, consists of small office home office, boutique retail, a 30-level Grade A office tower and service apartments, to be completed in 2016.

Zikay is the second bumiputra company to invest in this region of Iskandar.

It inked yesterday a lease purchase agreement with Medini Development Sdn Bhd for 1.33ha of land in Medini.

Zikay, which has been active in property development and construction for 20 years, built the Royal Selangor state theatre in Shah Alam and the 40-storey Mercu Zikay@Kampung Baru in Kuala Lumpur.

This is also its maiden venture into Iskandar Malaysia.

Went past Sky Residences at bukit indah on Saturday night and saw only 4 units lit up. No doubt this is a recent TOP so understandably occupancy rate is low but a thought lingers – with so many condos mushrooming all over JB, will this (occupancy rate < 50%) be a common sight in future?
