I bought one of the unit there, resale unit. Still waiting for the keys, the bank are very slow in processing. Just called them yesterday, they still have not transferred the money to the seller.\

Well, I just want to learn from the bros and sisters here about ND. Just like renovation thingy...etc....... some news. Nothing much......

One thing good to note, typically you don't pay anything to the agent here for selling you the house unless he or she rendered really sterling service to help you save alot on the actual amount, etc.

We do pay the agent 1% for selling the house to us. And he also collected 2% from the seller.

That shouldn't happen, you pay to get a better price. The seller pays more to sell at a higher price. My local friends will never use an agent to sell if he gets from the buyer as well. Whose interest then does the agent actually acts for except himself in this case

Yes, I took my friend on Saturday and gave him a quick tour of the area. Next day, he went back with his Father in Law and other family members.

His Father in Law is an old time property investor who has done very well. Owns his business in Indonesia. Has multiple prime properties in Singapore as well. He is also big into Feng Shui. His Father in Law's comment was that overall East Ledang was one of the best developments he has come across from a Feng Shui perspective. Also, from a seasoned investors perspective, he was very positive about the potential.

The both immediately booked one Bungalow each in Phase 3B, for RM 3.5M and RM 3.0M.

On a side note, during the Saturday trip, we met a Malaysian Chinese family from Kuala Lumpur. They had bought multiple properties in EL and LH. They mentioned to us that Nusajaya is now being discussed in KL Property investor's circles as one of the hottest destinations in SE Asia. Interest is already growing by the day. You are right, Legoland and Indoor Theme parks will act as accelerators.

Wow! Thank you very much for sharing. Sounds fantastic.

I've also visited Nusajaya on Sunday. In 2010, Nusajaya was almost like a dead town. No shop at Anjung. No school at Educity. Almost no visitor at UEM office at East Ledang and Puteri Harbour. Medini is just dirt tracks without the present roads, street lamps etc. Almost no car can be seen on Nusajaya's main road then.

Last Sunday was totally different as compared to 2010. Apart from the expected crowds going to Legoland, there are many Singapore cars within the city visiting The Ledang estate, UEM's sale office, Puteri Harbour and Horizon Hill(packed with Sg cars at the clubhouse). Visitors coming to Nusajaya has definitely increased a lot and it will continue to grow after the 2 theme parks open.

By the way, Hello Kitty Land and The Big Club at Puteri Harbour have received very good response from Singaporeans and thousands of tickets for day tours have been sold in Groupon and Deal.com.sg.
