Glad to see that things are fine. Mr Chen Shu Bei (Johor Jaya ex-MP & advisor to Johor MB on Chinese Affairs) had stated that Pandan Bridge upgrading will be completed before CNY...... Personally I think it will stretch past CNY but the hardest part is already over.

I can imagine it will be much smoother once we have 3 lanes in both directions. Main work now is to realign both roads but definitely it will stretch far beyond CNY.

Will be good to do a water ponding test in all toilets/shower areas to make sure no water proofing issue. As any issue will mean some major re-work.

Thanks. Due to work schedule, I will have to KIV this critical water-proofing test plus the hollow tile test until March holiday.

Actually there will be 4 lanes from town to Tebrau; and 3 lanes from Tebrau to town. I think it shouldn't need to take till Jun'15 to realign the roads. Probably end Mar'15?

Jun is a safer margin, after seeing so many delays in JB. More lanes is good. Those are my quick observations as I drove so I could not count accurately.

This Tebrau Road is interesting because you can go to one side to buy drinks or tidbits, or you can have vehicles charging at you from the many T junctions.

Just read an article on FB, in which Chen Shu Bei is still sticking to the completion deadline before CNY. The article was dated 28 Jan 15. Oh on another development, the state govt is dismantling illegal shops set up on Tebrau Highway just before the Pandan Bridge. This will aid smoother traffic......

I find that the width of lane too narrow at main entrance. Some cars hit the curb. Wonder will Plentitude redo it? Lately the barrel was knocked down. The entrance also looks very cheap compare with all estates there and it has very narrow space for security guards.

Air con should be under $2k RM for each non inverter unit plus concealed piping. Grill a bit expensive. Contractors know all are rushing to beat GST.

Air-cond wise, the length of piping which will determine to some extent the aesthetic (where you want to hide the compressors) will also have a bearing on the price. I installed in total 7 units of Mitsubishi, invertor for 4 rooms including a 2 hp invertor for the master bedroom, a 2.5 hp for the hall for less than RM18,000. Very happy with this guy whom I contacted after reading a few commendations in the Senibong Cove thread.

You can also pick him up by reading the Senibong Thread, but going back quite a while or PM me for his contact.

If you want to make comparison it is best u go and get the pricing of the items directly from the store or supplier. Going thru a middle man sure got mark up. By the way before u renovate u should consider getting some fengshui tips. I am sure u can ask the resident expert here for free tips. Just make sure he is not in cahoots with the contractor to make u do so many renovations u got a house but no money to pay ur installments.

I thought you are non-believer of feng shui ? Anyway, Desa Tebrau house phase 9D/E floor layout is good and no major feng shui issue such as in Eco Botanic / Spring / Summer houses.

The site for the guard house is not well planned . It is too close to entrance , if there is more than one visitor car waiting for booking in , it will block the entrance for resident , the developer screw up in this , just hope it wouldnt pass this problem to resident committee to solve. The current security is not tight , any contractor can just step into your unit .

Most obvious is Desa Tebrau units phase 9D/E toilet are not at the middle or centre of the house. Go and check the floor plan yourself.

My 90 yr old grandma bungalow house toilet in the middle. She loves it cos is convenient for her. No need to walk so far every time she wants to use it. She is rich n healthy for her age. Pls try harder. Give us specifics as to why this project fengshui is good. Don't give sweeping statements again. Come on. You can do better.

With our current depreciation of RM, we are hard pressed to get good service for our money. Some people here condemn other development without checking their FACTS that if we want good service, owners have to pay..but they are quick to jump the gun and say other development maintenance fee is sky high.. Sigh.. With the screwed up MYEG monopolizing the foreign workers permits et al, expect higher costs n delays in getting foreign workers to do our dirty jobs

Did the guards cycle around the compound?

Not at the moment as there appeared to be only one guard when I was there. Probably needs at least 3 at any one time. Now key taking over and renovation phase, I can close one eye for a while.
