In 5-6 years time the amount of residents in PH will be the most for any taman as there are developments with almost 1000 units. There is no need to support PH as outsiders will come to support the marina anyway. Its the only one of its kind in Iskandar.

if u r already a buyer then you should be eagerly waiting for your own development to be ready. and if you are already planning to stay when its ready then it will be the most exciting thing to do for no other development in jb is like ph. Teega sold, Encorp sold, Imperia sold, Sommerset sold, Pinetree otw. So we are talking about 4 condos develpments at least to be ready in 3 to 5 yrs time. And while they are progressing, traders hotel, hello kitty, the ciq, little red dots shops and cafes as well as ph itself are drawing people continuosly here. So is there a concern for ph owners to fret about? Frankly, i m absolutely waiting for my unit to be ready thats when if God willing to keep us healthy enough to enjoy the whole atmosphere which i believe in few years would convince you if you are still a bystander to join in the celebration even if the fire crackers are from tengah.

Not forgetting the throngs of happy tourists coming in from Sentosa via the Harbourfront ferry link. I can only imagine the liveliness of the whole place ! A 5 stars Shangri-La is also rumoured to be built at Robert Kuo's land which I think makes perfect sense as he can then milk the tourists.

This is very funny. If the bullets or bombs are gota land, it should first land on Bukit Panjang and CCK residents or Krangi farmers. Why would people keep thinking bullets will "only" and will "only" land in PH but not in Jurong West/Jalan Bahar/ Teck Whye/Krangi etc I really don't know.

Is PH a natural bombing site for SAF? I dint learn that when I was serving my time though.

Are u referring to the rental market? I am not worried at all..

How could you so confident? Those condos are just like mushrooms, pop here and there, not sure if there are really so many demand for so many apt, hopefully it will not become a ghost town.

I heard Sunway is coming with something similar to PH, on a piece of land overlooking a wider Strait of Johor.

I would say complement PH instead of competing with PH.

However, latest rumour is country garden is in the midst of getting approval to reclaim thousands or acres.. Yes thousand of acres near second link, pendas area. That is massive and it may damage the Eco system in that area. Reclaim the land because they want to creat a duty free area for tourist.. Ppl speculate casino..

might just happen because jb and sing are absolutely closely knitted. can u imagine 1 day both govt say no crossing to each others compound for 1 hr! that would be disastrous! what's all the msian spore pr going to do? stay in spore cant go jb? or jb workers cant go to spore to work? or some spore companies have to close? all for just one hour.

If Country Garden goes ahead, which I think it will around 2016-2017, it will be interesting. By e way its Danga Bay was over 80% sold, and by end of 2015 should be fully sold.

So sad. Everytime when I drive on the bridge towards MY customs (Tuas side), my heart feel so light and 'cheng' once start seeing those green mangroves stretching few kms along the blue straits and all those stress reduced immediately.
Returning to SG, stress starts to pile up again. Haha!

BRDB is top notch. it must surely be the best development i've seen in iskandar so far. the price is amazing too. min 2.6m for 3 storey courtyard home (not facing water). facing water 3.6 m (4 storey courtyard). most of the units booked already

I guess when completed Sentosa Cove will pale in comparison to Emerald Bay. One is S$20 million 99 years while the other is Freehold S$2 + million bungalow with SPACE. Puteri Harbour will be the most amazing development in Malaysia once the likes of ultra hi-end condos and Emerald Bay are completed.

I was considering this project for a while cos I was in love with the concept. But ultimately decided not to buy cos it doesn't fit in with my current lifestyle. Also, on top of the price, will likely need to add in a few hundred k for renovation and furniture and appliances. 3 million for a party pad is too excessive, considering that I wont be relocating there.

For RPGT tax, the applicable date is the date of Stamping on your SPA and not the date when you signed. I believed Stamping can only be done after State Approval is obtained.

The possession date is only between your developer and yourself which involve late deliveries or defects liability period (warranty period)

RPGT is a complex issue.. Anyway, wat Funniman say is correct, whenever a foreigner is involved in the purchase, be it through primary or secondary sales, State consent is required, and the date of the approval letter is the day when the SPA (acquisition or disposal) becomes unconditional and will be the effective date for RPGT to be calculated, be it acquisition or disposal date.

But stamp duty is a separate issue. Currently, stamp duty is not mandatory. It is a voluntary tax to make the SPA document as an admissable evidence in court. Heard that things will soon change to further regulate the stamp duty laws, rates & penalties.
