Encorp Marina at the far end in the middle. Should be about 4 storeys.

Encorp Marina has completed most of the carparks. Construction of Tower 2 columns has started. It will be faster for superstructure than substructure. Should be able to complete by last quarter of 2015 instead of the stipulated legal completion date of 1st quarter 2016.

Finally I have my first Teega invoice for the 10% after the completion of the foundation after waiting 2 months. Still no state consent paperwork though. Any pictures of the Teega site out there and estimates on how long until the next 15% for completion of the slab, I am looking to put my cash in term deposits.

Latest news that Puteri Cove phase 1 last booking cutoff on 14 Jan, after which developer will remove launch discounts and revise price upwards... Imperia & Encorp buyers will be pleased if phase 2 pricing goes to up to RM1,600 psf! :smile:

Encorp and Imperia already "dancing on the ceiling" since the Pinetree's pricing, more so now with Puteri Cove's psf even more higher now. :smile: :smile:

Don't forget Teega buyers. It may have been 'mass market' but prices for Phase 1 after discounts were even lower than Imperia.


BTW, I heard that Brussels Beer Cafe opened recently at Puteri Harbour. Anyone been there? Wondering how it is.

Yup. Teega would enjoy appreciations too, though it is not a direct comparison. On the whole, there's win win for everyone in Medini / PH. Some more, some less. Those landed ones even smiling wider. :smile:

Been to this Brusselsbeer bistro in Petaling Jaya. Food not too bad, have Paulander and the rest of German beers too.

Yes I thought the reason for the delay may be UEM waiting for state consent. They contacted me back in October informing the first invoice was coming, however as far as I know no consent yet, on the invoice they only note the SPA date. Also the notice is dated Dec 10 yet I received it Jan 3rd and have only until this Wednesday to get them the payment to avoid the penalty....

Sometimes it is not all due to state consent. To have progress payment, UEM would need the Progress Certificate from the Architect. As long as the Architect had not certify the work has been done, invoices cannot be generated.

Yes the Architect approval was included in the paperwork.
Question, the new tax laws on the sale of a home, I believe after 6 years it is tax free, when do they start counting the years, SPA date or possession date?

For RPGT tax, the applicable date is the date of Stamping on your SPA and not the date when you signed. I believed Stamping can only be done after State Approval is obtained.

The possession date is only between your developer and yourself which involve late deliveries or defects liability period (warranty period)
