Renovation to your homes

I was told one need to set aside 1/3 of the budget against the buying price of the house for renovation. Is that right? For e.g if the property price is 650,000 then need to set aside of approx : 220,000. Is this the approximate for those brothers and sister who have completed your renovation?

I don't think there is any general rule of thumb. RM220000 is a lot of money! I think with about RM130000 you can do a decent renovation, unless you have extensions which require wet works.

I dunno why it's like that. Johor house handover is like crap. Nothing inside. Just empty except for an old aluminum sink which you even have to spend money to dismantle.

How come they cannot follow Singapore or even KL or Penang whereby the house at least some of the projects comes with kitchen and cabinets and air con done up.

I think some newer projects offer that.

I would advise you to make a list of the basic things you need to do e.g kitchen then explore the various options, also have a budget in mind so you know the total you want to spend. Then you can choose where to spend more and where to cut. Do be aware though that sometimes the cheaper option turns out to be more expensive if it is of very poor quality or the supplier is unreliable.Its just like chooisng lights. LED is more expensive but you do save on your bills and the hassle of changing bulbs often. In fact for high ceilings, its worth it. But for rooms I barely use like storeroom I didnt waste money on LED.In my experience I found that the price ranges can really vary. Fortunately we have this forum so we can seek out sources that have been tried and tested.

Maybe start with budget and go to 3 ID firms and ask them what they can do with it?

Think better not, mostly will give you some crabby low quality kitchen cabinets that they cost it into purchase price.
Most Johorian got very high requirement for their kitchen, something that can cook a storm and yet last a century

Mine is by Singapore developer so hopefully the given stuff are of similar quality to Singapore projects.

I only stood outside and drool. Beyond my pay scale and means so no need to waste time to go in. So was it very impressive?

Interior impressive, but the exterior is so boring. Designed after all, by HK architect, who probably wants to maximise interior space, at the expense of exterior. I thought the exterior looks like a shop-house. But I saw from HK drama serials that their exterior all look like that. haha

So far only Leisure Farm give you all the build-in with quality stuffs. Kudos to them.

But LF very expensive so "one cent money one cent good". I just hope mine is not crappy stuff and Singapore developer got retain some quality control even in JB.

The exterior does look rather different from the usual landed properties we see around. But I think it does show a little snob appeal, maybe just my impression?

Compare to East Ledang and Horizon Hill. These 2 don't give you anything.

It looks like shop lots. But the high brick walls and grand entrance does make the place look very atas overall....
