First of all, it always foreigners less than 50% meaning max is 49%. But then its not necessary to have 49%, even 10% can do because as long as its the Thai company who owns the property its alright. Many angmohs or shall I say farangs here just have a name in any Thai company that the lawyer arranged. But I personally don't feel safe with this arrangement having said that this is how farangs do it for years without any problem. For me its a little different because I live here work here and have office and factories with trusted Thai partners here so I am here for the long haul. But for the farangs many come to their Thai home to live on ly 6 months a year. That arrangement I not feel safe.
Lets say if I live and work in Singapore and I want to have a home in Thailand for whatever reason, holiday or retire, I will probably choose a nice condo say in Chiangmai. For this, foreigners can own directly 100% without any complication. Very straight forward. By the way its all freehold here. A nice condo about 65 sqm 2 bedrooms in Bangkok say around my place about 30mins drive to Sukhumvit cost less than 5mil (200k?)
