The govt stated that the initial VERS projects are not expected to be launched until after 2030. This is because HDB flats have yet to reach 70 years of age when they will be eligible for VERS, which is designed to be spread out over 20 - 30 years.
So much arguments and counter arguments. Twists and turns. Pros and cons. For profit or social good.
Why so difficult?
Sell your house and migrate lah. PAP just waiting for your leases to hit 50 years and your hdb flat will find no buyers and value goes to ZERO! Then your money is forever stuck and you cannot pass it on to your kids!
Sell it while you still can and use the money to buy a FREEHOLD!!! in another jurisdiction. Take out the money and assets that you have accumulated and don't allow it's value go to nothing!

I believe that except for a few isolated cases, the older flats will last longer than the newer ones built since the 2010s. Those with an alphabet suffix to the same block number e.g. Blk 810A, 810B, 810C, 810D.
I won't live long enough to see the end of the 2010 flats...but might see the resale market for the Tengah flats and the damage caused by central aircon crap
