In recent months, refinancing the SME bridging loans from Enterprise Singapore cost a lot more more. To make matters worse, float-rate commercial property loans cost 5%pa or more now. It was just 2.0-2.5%pa a year ago.

Property speculators are also facing 4%pa residential property loans now, it was just 1.5%pa a year ago. However this group is luckier as they can easily get out of the situation, as most are sitting on a respectable profit for their properties or enjoying higher rental income.

Many HDBs also up $100K in the past one year, thanks to the 2.6% HDB loan and no thanks for the numerous PRs that ICA granted.

It's just means singkieland is doing well economically as interest rates are up n so are property prices
