The latest property cooling measures seem to create another set of issues.

Those who genuinely cannot afford to own a home and have been renting may have to face higher rent, in competition with those waiting out the 15-month period after selling their private properties (New cooling measures: Tighter housing loans, 15-month wait for private home owners to buy HDB flats, Sept 30).

Drastic steps need to be taken now to help every Singaporean to own a home.

No one in Singapore should be allowed to own an HDB flat and a private property at the same time.

It doesn't seem logical that a person who owns a private property cannot buy a resale flat, but a person who owns an HDB flat can buy a private property and rent one of the properties out.

A flat owner who buys a private property should be required to sell the flat. He should not be able to live in the private property while using the HDB flat as a cash cow.

These cooling measures will fatten the cow even further.

HDB rule on private property ownership is plain & in black & white. Those who buy private properties while owning HDB - govt/taxpayers subsidies - WILL have at least 6mths to DISPOSE / Sell off such private properties, on compassionate grounds to help citizens. They CANNOT own a HDB flat while owning a private property at least after 6mths.

The latest ruling may seem draconian & disadvantageous to the rich, but our elected govt's policy since Independence, with the slums & squalors suffered under colonial rule, fought & thought hard to elevate citizens lives, unlike other nations, & gratitude for the courage, foresight, planning & hardwork of our great Founders & forefathers for our todays, where our elected govt WILL intervene when necessary to ensure each will have a home in Singapore.

For the rich whom groused, may they consider - they bought their HDB flats at mere cost of $15,000 for a 3room flat in 1965, in areas such as new towns back then in Toa Payoh, which now sells around $500K, or even a Bishan exec maisonette bought for mere $100k in the 90s & now sold at $1.2MILLION dollars.

With the new rule of 15mths prior to purchase another HDB flat, they would have FAR EXCESS cash to rent another property in the duration, if they want to go for a bigger flat. A 5rm rental flat now is only $3,000/mth. 15mths = a mere $45,000, out of their MILLIONS earned.

While it may drive rental prices up, do consider - whom are the ones who rent flats? Is it our citizens, whom are family orientated & pragmatic and will stay with family till they found a spouse of their choice, & given citizenship privileges & taxpayer funds to OWN their own flats thru BTO policy of cheaper & new flats, OR are they immensely taxpayers benefitted owners whom need to sit out the mere 15mths HDB policy with NO sweat to their wallets?

My uncle as a clear minded person without a single doubt would propose and enforce these rule if he is the 1 in charge KNN

1. Rule number 1 - always Leemember what hdb was built for
2. Who can stop what they want to purchase if they have the money ?

KNN apply logical clear minded rules based on the above 2 points and you will get a clear answer KNN
I.e HDB flats whether new or leesale is meant for the owner to stay .
They can purchase whatever number of pte properties as long as they like.
whoever caught not staying there sentence them to jail and confiscate the hdb.

Simple and workable and fair outcomes will be achieved

If you had played your cards right, you should have bought the hdb first then private property later. Dunno how to play the game then don't blame the govt n hdb lah!
