You meant Sunway, right? Sunrise, I believe will be focused on a few plots UEM has left in Puteri Harbour.

Yes, I believe you are right. There should be some good waterfront developments here, with great sea views as this would be closer to the mouth of the straits than other developments.

Good development to look out for.

How easy is it to get there at the moment? On google maps, I can see a small highway J4 that can be connected to after the PTP exit on 2nd link highway.

From 2nd link, once head toward PTP.
Turn right at 1st traffic light.
Turn left at 2nd traffic light.
head all the way, ard 12km.

There's another way from leisure farm which is nearer, but many turn lefts, turn rights. Not advisable.

It's not so rosy as it seems.. there are a lot of resistance on the ground. The locals were pissed off with the way how Iskandar Investment Bhd took their land. One needs to be careful when it comes to investment especially when it is long term.

Perhaps a better investment would be to buy these developer stocks like Sunway. Ideally its best to buy at bigger discounts to RNAV (Revised Net Asset Value) of Sunway shares.

Sunway is making a big big bet on the long-term success of Nusajaya. The winner here is again, Peter Lim who is positioning his MotorcitySports near Sunway's landbank. Rich get richer.

Thanks for the correction! Yes I meant sunway. I hope to see some development plan detail soon. Let's hope that sungai pendas wouldn't be carrying too much m&d as to constantly affect the color of sea water there.

Malaysian Prime Minister Najib Razak arrives in Singapore today for a two-day Leaders' Retreat with Prime Minister Lee Hsien Loong.

The fourth annual leaders' retreat is a "key bilateral platform for both Prime Ministers to drive relations forward", the Ministry of Foreign Affairs said in a statement today.

PM Lee and Mrs Lee will host a private dinner for Mr Najib and his wife Rosmah Mansor tonight.

The two Prime Ministers and their ministerial delegations, will meet on Tuesday morning for bilateral discussions.

Both Prime Minister will then make site visits to several joint ventures by Temasek Holdings and Khazanah Nasional in Singapore and in Iskandar Malaysia.

In Singapore, they will unveil the Marina One project in Marina Bay and receive an update on the DUO project in Ophir-Rochor, which are both mixed use developments.

They will then travel to Iskandar Malaysia to unveil the Urban Wellness and Resort Wellness projects in Medini, and do a ground-breaking for the Urban Wellness project.

Price boom in Iskandar Malaysia


WHEN we first heard about Iskandar Malaysia back in 2006, there was a fair bit of skepticism. Many of us wondered, "Where is this Iskandar Malaysia?"

Today, the skepticism and doubts about Iskandar Malaysia have turned into confidence, to judge by the visible changes in the southern development corridor, the result of a feasibility study conducted by Khazanah Nasional, the government's investment arm, in 2005.

Formerly called the Iskandar Development Region and South Johor Economic Region, Iskandar Malaysia covers 2,217 sq km. It is three times bigger than Singapore and twice the size of Hong Kong.

According to KGV International Property Consultants executive director Samuel Tan, prices of residential properties have risen by an average 40 percent since 2006, in a city that used to suffer from a real estate overhang.

Tan said the prices, which had been sluggish after the 1997 Asian financial crisis, started to see a rising trend due to a combination of factors.

Johor, he said is starting to play catch-up with places like Kuala Lumpur and Penang, with the gaps in its prices of properties narrowing.

While this is certainly sweet music to the ears of developers and those to the property development sector, local folk will find it daunting to own property in Iskandar Malaysia.

The upward trend started in 2009, with the "quantum leap" occurring in 2011, when prices of upscale service apartments broke the ceiling of RM500 per sq ft and climbed into RM700 per sq ft.

Many Singaporeans saw property in Iskandar Malaysia as a good investment for a holiday home and for capital appreciation, and not so much for rental yield.

On Jan 11, the Singapore government announced the revised rates under the additional buyer's stamp duty (ABSD), applicable to purchases or residential property acquisitions. The ABSD had previously applied to Singaporeans buying their third residential property and permanent residents getting their second.

The latest measure will affect its citizens, permanent residents (PR) and foreigners who buy property in the island republic.

A check with the Inland Revenue Authority of Singapore revealed that foreigners who buy residential property in Singapore will now be subject to pay the ABSD of 15 per cent of the purchase price, up from the previous 10 per cent. Singaporeans buying their second homes will be hit with an ABSD of seven per cent, while those with permanent residency status will pay an additional stamp duty of five per cent on their first home purchase.

This development has also boosted interest in properties in Iskandar Malaysia.

Residential enclaves in Bukit Indah, Setia Eco Gardens and Setia Tropika, all developed by the SP Setia Bhd Group, for instance, have foreign owners who buy the properties to live in, and not on speculation, according the group divisional general manager M.L. Hoe.

Some are asking if the booming property market in Iskandar Malaysia is the result of hype.

I do not think as the changes and developments there can be seen by the eye. It's not all frivolous talk followed by nothing!

Look at the Western Coastal Highway that leads to Nusajaya, the Southern Link to Masai and the Eastern Dispersal Link from the Pandan Interchange to the Customs, Immigration and Quarantine complex in the heart of Johor Baru.

Given its well-planned infrastructures, amenities, catchment and accessibility, Iskandar Malaysia is a mine of low-risk investment opportunities. Of course, Investing in projects by a reputable developer is a vital factor.

Places of interest such as Legoland and the Puteri Harbour theme park, and the education hub Educity, are added draws for foreign investors.

Iskandar Malaysia is a 20-year-plan, and changes are slowly but surely taking place. It is up to the local authorities to monitor the property sector to ensure that there will not be an over-supply in the future.

SINGAPORE, Feb 18 (Bernama) -- Malaysia and Singapore have up to 12 months to decide on the preferred option for the Rapid Transit System (RTS) Link between Singapore and Johor Bahru, following the Joint Engineering Study (JES).

Foreign Minister Datuk Seri Anifah Aman said the phase one of the JES to identify alignment and station scheme option for the RTS had been completed in November last year.

"Officials from both countries are finalising the review of the final report," he told a press conference here Monday in conjunction with the Leaders' Retreat 2013.

The two-day retreat starting here today, features Malaysian Prime Minister Datuk Seri Najib Tun Razak and his Singaporean counterpart Lee Hsien Loong, with the RTS being among the main topics of their discussion.

According to reports, depending on the outcome of the JES study,the RTS link may see trains run above ground or via undersea tunnel.

The RTS is also among the highlights of the progress of implementation of the Points of Agreement (POA), reached between both leaders at their meeting on Jan 5 in Putrajaya last year, as well as the Leaders' Joint Statement on May 24, 2010.

Anifah said other matters to be discussed under the POA are the M+S Development Projects in Marina Bay and Ophir-Rochor and Pulau Indah Ventures Development of the Urban and Resort Wellness Projects in Iskandar Malaysia.

He said the joint investments in MS+ Pte Ltd - a joint venture between Khazanah Nasional Bhd and Temasek Holdings Pte Ltd - are proceeding well.

Tuesday afternoon, Najib and Lee will witness the unveiling of the model for the Marina One project in Marina Bay.

"The 50:50 investment in Pulau Indah Ventures is for the development of the five-acre Urban Wellness project in Medini North and a 210-acre Resort Wellness project in Medini Central, both in Iskandar Malaysia.

"Both prime ministers will witness the unveiling of the Urban Wellness development and officially launch its ground breaking," he added.

Anifah said the prime ministers will also discuss progress of cooperation under the Joint Ministerial Committee for Iskandar Malaysia (JMCIM).

He added that Najib and Lee will take stock of the progress in the implementation of various initiatives discussed during the last retreat.

These include cooperation in aviation and airport services between Senai Airport and Changi Airport, alignment of the Radio Frequence Spectrum Plan, cooperation in higher education, technical and vocational and establishment of ferry and water taxi services between Puteri Harbour in Iskandar Malaysia and Tuas in Singapore.

Both Najib and Lee are also expected to explore new initiatives to enhance further bilateral cooperation between Malaysia and Singapore.
