Btw.. for teega buyer, have you guys pay the foreign state levy? I have not sign till now even though my bank loan already approve and even already sign with another lawyer.. my spa lawyer is othman..

I am with Othman as well and the state levy was the first cheque cashed back in December though my deposit was only cashed in the last 2 weeks.

Went to Medini and Puteri Harbour just now.. Impressive that the development there is really progressing fast.. puteri harbour with trader hotel operation looks even more alive.. then when i was in UEM office, the developer told me that it is 100% FULLY SOLD, but there is a 2br unit (mid floor) that they release at ard 900psf!! price there really move up.. i think it is still reasonable price though given that medini area with leasehold and no view already asking 700-800psf.. heard afinity will be even higher.. good for whoever bought at launch last year!

And I think Somerset Medini will be priced higher at 1350psf given it is fully furnished, managed lease with GRR and smaller quantum cos of its smaller suites.

Understand from sales agent that there are about 1, 500 registrants for about 100 units.

Looks like there is lots of interest in this project even with this price. Must be good reasons to buy even though high and leasehold.

The sale of Afiniti will be carried out by way of ballot and the event will be held in Traders Hotel Puteri Harbour on 8th June. According to an agent from CBRE Msia, average price is approx RM850-900psf subject to floor levels, type, sizes and facing.

Shangri-La Hotels and Resorts will debut its third Traders hotel in Malaysia with the opening of the 283-room Traders Hotel, Puteri Harbour, Johor, Malaysia on 1 June 2013. The hotel's four storey towers and landscaped walkways are fronted by Puteri Harbour and completes the Little Red Cube that houses the Puteri Harbour Family Theme Park, alfresco restaurants on the promenade of a marina, and retail outlets.

The development, set in the state of Johor (Malay for jewel) on the southern tip of the Malaysia peninsula, is a scenic 20-minute car ride from downtown Singapore via "The Causeway" and within hours on the North-South highway from Kuala Lumpur. It is also easily accessible by air or sea from Malaysia's other regions and Indonesia via the Senai International Airport and a passenger ferry terminal respectively, which are near the hotel.

Holidaymakers can arrive geared for golf, a fishing adventure, water sport activities or a boat cruise. Nuts. 6 months ago that area selling for less than rm$400 psf.

Early bird gets the worm. If Medini eventually succeeds as a retirement village, $1k RM psf is still cheap as a retirement home for Singaporeans. Cost of living will be way too high for retirement in 10-20 years' time in Singapore.

Ya.. imagine the Somerset Medini next to it will be fully furnished (10% premium), approved as serviced apartments (10% premium), comes with managed lease n GRR (5% premium), and sold to retail investors as strata titled instead of enbloc (10% premium) = 35% premium on top of 1000psf pricing which translates to 1350psf which is still marketable to the balance 1500 leftover unsuccessful buyers (probably by this weekend after the news). Cos they k still package 400sqf studios @ 500+k, 500sqf one bedrm @ 600+k and 2 bedrm at 900+k

Should be very attractive cos they k provide free shuttle for the executives staying there to their sister project at Somerset Puteri Harbour to have meetings with bosses whom stayed at Somerset Puteri Harbour or Traders.
