[Parking Fees] Why is PAP subsidizing (encouraging) car usage in Singapore?
Average car parking costs for car drivers should be ~$50 daily.
LTA says min car park lot size is https://www.straitstimes.com/singapore/the-big-squeeze
2.4m*4.8m=11.52sqM=~124sqFt.
GFA of car park is probably 3x the area of individual car lots because need space for ramps, drive way, walking paths, some greenery islands with trees for pedestrians/passengers to wait / greenery to absorb car fumes, fat strong pillars to support weight of high floor weight loading capacity, high ceiling design to facilitate air ventilation.
So actual space occupied by one car for parking purposes is ~372sqFt/car.
Cost of rent for private residential property is ~S$3psf*, so parking lot should costs $1116/mth to rent or $37.2 daily (1mth= 30days).
However, it is known that one car needs average 2 parking lots, one for home and the 2nd at office or destination use, so true rental outlay should be double @ $74.40/day.
Assuming 2/3 efficiencies of car park space use, maybe true cost of providing car park space used may be $50/day on average.
Discussion:
$50/day may be under estimation because whilst residential properties can be up to 60 etc storeys high, car parks are at most 5-7 storeys high because few provide car lifts and air pollution results when cars have to circle or drive far to find a lot. Lower floors are also prime real estate because street level retail store frontage is the most desirable for retail business use.
The estimate cost of providing car park space does not include intangible costs like damage to health caused by air pollution from car fumes etc.
Suggestion:
Given that many HDB estates are already accessible by PMD transportation, feeder bus and MRT (metro) access, hourly parking fees at HDB estates should be $2-3/hour for short term parking (depending on location) and $37.20 daily for season parking in a car lite economy.
*Property guru says it should be ~$4.7psf for residential but I think those residences also include facilities like a swimming pool etc https://www.propertyguru.com.sg/pro...singapore-among-most-expensive-places-to-rent
