[Parking Fees] Why is PAP subsidizing (encouraging) car usage in Singapore?

Average car parking costs for car drivers should be ~$50 daily.

LTA says min car park lot size is https://www.straitstimes.com/singapore/the-big-squeeze
2.4m*4.8m=11.52sqM=~124sqFt.
GFA of car park is probably 3x the area of individual car lots because need space for ramps, drive way, walking paths, some greenery islands with trees for pedestrians/passengers to wait / greenery to absorb car fumes, fat strong pillars to support weight of high floor weight loading capacity, high ceiling design to facilitate air ventilation.

So actual space occupied by one car for parking purposes is ~372sqFt/car.

Cost of rent for private residential property is ~S$3psf*, so parking lot should costs $1116/mth to rent or $37.2 daily (1mth= 30days).

However, it is known that one car needs average 2 parking lots, one for home and the 2nd at office or destination use, so true rental outlay should be double @ $74.40/day.

Assuming 2/3 efficiencies of car park space use, maybe true cost of providing car park space used may be $50/day on average.

Discussion:
$50/day may be under estimation because whilst residential properties can be up to 60 etc storeys high, car parks are at most 5-7 storeys high because few provide car lifts and air pollution results when cars have to circle or drive far to find a lot. Lower floors are also prime real estate because street level retail store frontage is the most desirable for retail business use.

The estimate cost of providing car park space does not include intangible costs like damage to health caused by air pollution from car fumes etc.

Suggestion:
Given that many HDB estates are already accessible by PMD transportation, feeder bus and MRT (metro) access, hourly parking fees at HDB estates should be $2-3/hour for short term parking (depending on location) and $37.20 daily for season parking in a car lite economy.

*Property guru says it should be ~$4.7psf for residential but I think those residences also include facilities like a swimming pool etc https://www.propertyguru.com.sg/pro...singapore-among-most-expensive-places-to-rent

$50/ day~? one mth $1500~? sounds gd~! expect all services, food, education, health care, delivery, taxi, phv, anything that using transportation to triple as well~ :s22:
People use PMD, cycle, so are more healthy, take fewer MCs, labour costs will decrease because fewer days on MC.

More green spaces better air means fewer people fall sick so doctor's become very free, so have to reduce their fees to be more competitive.

In car-lite society, more dependence on metro (subway) for deliveries and transportation, so transportation costs decrease. Fewer traffic jams means higher productivity.

Actually what allows car lite is technology... Food delivery, taxi rides etc can all be consolidated at some central operations centre and sent out vz smart delivery system so one delivery man can deliver many packages to the same block without making many trips.

Even if costs of car ownership increased, foreign talents will still flock to Singapore, especially the non-snobbish and geeky tech kind who can embrace and advance the sharing economy which is all the in thing and indeed probably Singapore's only lifeline to survive the new economy.

Overall, even if parking costs increase, the cost of living overall will decrease and people's overall quality of life will be better than what it currently is now.

Gahmen is not encouraging car usage but car ownership. They want sinkies to bid high high for COE but park the car at home.

Cars are essential if you have a family. PAP punishing those with fsmilies with punitive charges and taxes. If they want to encourage more births, families should be exempted from COE, import taxes, parking charges for one car,

So many assumptions. So many flaws.

1. What's the basis for comparing rentals with private residential property? Why not HDB rentals? Why not commercial rentals?

2. One car cannot occupy both lots simultaneously, unless you're a piss poor driver who likes being featured on Facebook.

3. Open air car parks versus multi-storey ones. Your GFA calculations would fly straight out the window.

4. Where is this 2/3rd efficiency from? A miracle statistic plucked from the air? So people drive 16 hours and sleep 8 hours every day?

This reminds me of that clown who said we're getting a damn good deal with our PM's salary since every Singaporean pays less than a dollar to him annually #sorrynotsorry

1) Retail rents are most expensive and iirc, can go up to $35psf. If I had used that reference figure, your daily carpark fees alone would be in excess of $500/day. https://sbr.com.sg/retail/news/prime-retail-rents-stagnate-35-psf

2) I mean car park efficiency is 2/3 due to sharing. If u used only reserved personal lots, then your parking fees would EXCEED price of reserving 2 lots (2 reserved private parking lots and ad hoc use of public lots).

3) Even multi storey lots, height rarely exceeds 7 storeys because cars have to drive in circles to get up. Above a certain storey height/size, ancillary space required would be too high (fat pillars for high floor loading weight, multiple ramps, multiple large exit point gangtries etc). Office and residential properties can be 50-80 stories high because humans take up less space in lifts to transport upwards, unlike bulky cars.

4) I mean that maybe the car park lot is vacant not 50% but 33% of the time due to sharing (e.g. u do not have a reserve designated lot for use 24/7, so other people can use the lot when u are away and help somewhat to contribute to the rental costs, however, the efficiency isn't 100% just like some CBD carparks are totally empty at night). At 2/3 efficiency efficiency, u get 33% discount over the 50% efficiency reference price because sharing allows one to pay less, however natural inefficiencies (such as the CBD parking space situation) exists.

Parking on state land should be free in the first place. More revenue but where all those money go to? So the pap can pay themselves millions?

Sent from Xiaomi MI MAX 2 using GAGT

U joking ah? Even HDB for human (citizens) shelter is no where near free, so how can PRIVATE luxury car travel (parking) be free?

In any case, building more parks and recreation areas will help keep the place cool and prevent flooding in Singapore.

Flooding is primarily due to high road density because the water flows quickly off the road and into the drains... Thus if u think about it, the high costs of flooding prevention in Singapore is partly due to the large area of roads in Singapore. More parks and green spaces will allow the whole place to cool down because the amount of transpiration from more trees will cool the whole place down naturally.

I love how sinkie always pwn sinkie with such stupid ideas to make everything more expensive for sinkies. Keep up the good work! Can sleep well tonight!

Only the small minded, self serving Singaporeans are pwned because they are so small minded, selfish and anti-social. They are self-pwned by their own narrow self-serving mindset.

For the rest of society, life gets better as they adopt healthier car free lifestyles with more green spaces for rest and public recreational and personal mobility device (PMD) use.

Selfish Sinkees are like cigarette smokers who pollute the air and damage everyone's health and also excessively burden the healthcare systems with their fully avoidable medical problems.

Every healthy first world economy must strive to reduce car use at almost the same rate as it strives to stamp out the addiction to tobacco use.
