Wow. Nice progress running. The place was full of cars the last time i was there. Now the construction is taking shape now. Damn uemland, quick launch the project!!!!!

Hi My concern is ;Is it a norm 4 Malaysia developer build the project B4 it launch? When is the project launch? As someone said what hold them back so long to launch the project? :-)

if it were a kucing kurau developer, i would be very concerned. But the developer is UMLand so i tend to forgive most of the uncertainties surrounding this project

If i were UMLand, i will not be in a hurry to launch too. I know i have a goldmine in my backyard ..that freehold plot of land smack in the middle of the busy CBD area... i will wait patiently for all the Zone A condos and also that in Zone B to launch and for the price to shoot up before officially launching Matex.

I am probably not scared of swicthing investors as i have strong goodwill under my brand name and i know there are cheques queing up for my <300 units (based on what NS Global said)

Your argument is correct if you are in UMLand shoe, however if you are one of the investor who give a S$5K deposit to NS Golbal. wouldn't you have a concern, if UMLand do not honest the selling price you agree to buy when you sign the agreement with NS Global. Until now I believe no one in the forum meet up with any representative from the developer or sign any document with UMLand right?

So really the price is not what u can accept, then just take back the deposit. nothing muhc we can do now except to wait. i believe UMLand is now biding its time to maximize its profit .. it knows that freehold land is gone once sold so its planning its next move carefully ..and the current climate is to its advantage as we are in a seller market.

Correct me if I m wrong. If I have read the booking form correctly, there is a time limit when the 5k is refundable. Its 6 months after signing the form + 14 days ? I think for most who booked a unit(s), the 6 months + 14 days may be approaching soon. It seems that if we wait for it to launch and the price is not right, there goes our 5k.

SINGAPORE - The Land Transport Authority (LTA) has awarded a $34.2 million contract for an architectural and engineering study for a new MRT link between Singapore and Johor Baru.

It is believed to be among the costliest studies it has awarded so far.

The contract was awarded to a consortium led by infrastructural specialists Aecom, and includes Malaysian architectural firm SA Architects.

The amount does not include what the Malaysian government is co-funding. In total, the undertaking costs US$42 million (S$52 million), according to New York-listed Aecom's website.

The study is expected to take up to the first half of next year to complete.

Industry watchers expect it to include a comprehensive list of cost-and-benefit ratios of the various options for the rare cross-border mass transit link.

Choices will include an undersea tunnel and a viaduct.

Leading engineering companies said the price is right, although The Straits Times understands there was at least one bid that was significantly lower.

Experts said the study includes thorough investigations into soil conditions and water currents, and will also factor in a calculation of political risks, as two governments are involved.

The link will have a common immigration checkpoint and two stations: one interchanging with the Thomson Line's Republic Polytechnic station, and the other at JB Sentral, interchanging with the KTM rail line. The latter, industry players said, poses unique challenges as the KTM infrastructure is old and vastly different from that of the MRT system.

Other posers include which side will provide electricity to run the line, and what happens if there is a breakdown once a train has crossed the border.

However, the industry was unclear on why Singapore is footing two-thirds of the cost.

The LTA would not say more about the study, and Aecom was unreachable for comment.

The link is targeted to be completed by 2018.


Very strange.

The above report will appear that this is the first time or first contract awarded for the MRT link. However, according to past reports (links below), this contract was already awarded in early 2012 and is expected to complete in 2013.

3 confusing points:

1) why does the above report make it seem that this is the first time the study has been awarded?

2) the latest report above states 'The study is expected to take up to the first half of next year to complete", which is mid 2014. But the earlier report on this same study project states "Decision on M'sia-S'pore rail project to be made in 2013"

3) how many times must this project to study the same thing be "awarded" ?

yes, 6 months and they ask for grace period of 14 days to get ready the cheque for you. Mine is already up

the form says we will lose the 5k only if we withdraw our application within "the Period"whcih refers to the 6 mths. if the price is not right when it is launched, then i presume we can take back the 5k because by then we would be withdrawing AFTER the "Period"

They have to return the 5k in the event thing don't work out. Else they will face lawsuit.

And the legal fee could be way more than $5k RM.

Err.. That is 5K Singapore Dollar, if NS Global need to refund the 5K to each and every booking, assuming 175 units booking multiply by S$5, 000 each that will be 875k close to a million.. :-0

Spoken to agent. Confirmed if 6mths from booking data has lapsed, 5k refund will be honoured

Judging from the sequence of events and the latest photo showing foundation work has started, the parties who have not benefited are the potential buyers who put in the cheque and the agent who went through the hassle of advertising and handling of cheques. And we know who stands to benefit the most.
