Hahaha. Thai investment is ok , but the build quality can be better.
Some developer like it cheaply build. But it cannot physically possible because of science and physics.

Not sure about Thailand, but seeing how a property feels makes a big difference. I visited Zalez, a unique place for mindful living in Nosara, Costa Rica, and the open spaces and calm vibe made it easy to imagine settling there.

I own a condo in Bangkok, and rental yields dropped a lot post-COVID. Also harder to find reliable long-term tenants now. Might still work if you're planning to stay yourself.

Rental yields dropped from these reasons:
1. Too many new condos due to overheated Tiong buys pre-Covid.
2. Tiongs not longer coming en masse.
3. Bangkok become "overpriced", many AMDKs leaving to Vietnam.

[BANGKOK] The Thai baht’s traditional year-end rally will be dimmed as Chinese tourists continue to shun the country and traders bet on interest rate cuts, according to analysts.

The baht is projected to rise about 1 per cent against the US dollar by year-end from early trading on Tuesday (Oct 21), a Bloomberg survey of strategists shows. That’s about half the average gain seen in the final two months of the year over the past 10 years. Sluggish exports may also limit upside, according to Credit Agricole CIB.

While the tourism high season usually supports the baht, those inflows “are not expected to feature as strongly”, this time, said Andy Ji, a strategist at InTouch Capital Markets in Singapore. If the Bank of Thailand turns more dovish and the government rolls out a gold trading tax, the baht could slide towards 33 per US dollar even if the greenback stays weak, he added

Currently, the baht ranks as the second-strongest currency against the US dollar, trailing only the Swiss franc, which has gained 12.32 per cent.

BANGKOK - Ms Thapanee Kiatphaibool, governor of the Tourism Authority of Thailand (TAT), said the Thai baht has appreciated by 7.24 per cent since the beginning of the year, rising in value from 34.23 to the US dollar in January 2025 to 31.75 in September.

She noted that the stronger baht has inevitably influenced travel decisions, particularly among foreign tourists, as it raises the overall cost of visiting Thailand.

By comparison, the Chinese yuan strengthened modestly by 2.35 per cent over the same period, from 7.1028 to 7.2963 yuan per US dollar. The Japanese yen appreciated by 5.51 per cent, moving from 157.72 to 147.95 yen per US dollar, while the Vietnamese dong gained 3.38 per cent, from 25,510 to 26,374 per US dollar.

Tourism operators are urging the government to intensify efforts against transnational cyber scams based in Cambodia, including travel screening for foreigners potentially lured into scam compounds, as South Korea's crackdown on the industry is deterring its citizens from visiting Southeast Asia.

Last week, South Korea issued a travel ban to parts of Cambodia, after a Korean student was allegedly tortured to death at a scam centre. The Korean government also sent officials to Phnom Penh to seek the release of South Korean nationals held in a compound.

News reports have also highlighted South Koreans cancelling their trips to not only Cambodia, but other nearby destinations, as they are concerned about the Southeast Asian region.
