全台店面空置狀況日益增加,根據實價登錄顯示,台北市萬元租金店面交易件數,自2014年全年度21筆、每月約1.75筆;到本年度8月,僅剩7筆、每月不到1筆,5年交易量衰退近5成。房仲業者分析,萬元店面目前仍集中大安區,近幾年在西區崛起、東區式微,以及電商夾擊的情況下,萬元店面租賃市場顯得更加冷清。

實價登錄顯示,近5年來北市店面租金在每坪萬元以上的租賃資料,2014年及2015年都有20筆以上,2016年維持在15筆,不過到了2017年全年僅剩4筆,今年略有復甦,前8月共計7筆。萬元店面交易則集中在大安區,但交易筆數也從2014年的16筆掉到2017年剩2筆,今年統計到8月也是僅有2筆,明顯感受到店面受到電商的衝擊相當劇烈。


今年台北市成功租賃交易的7筆萬元店面中,單價最高的是萬華區漢中街店面,每月每坪租金超過2萬元,由來自日本的札幌藥妝租下;次低者則是位於捷運公館站出口附近、不到30坪的店面,月租金每坪約19162元。大安區2筆萬元租賃店面,則分在大安路一段、忠孝東路四段。

大家房屋企劃研究室主任郎美囡分析,民眾透過網路購物比例大幅增加,近年經常傳出知名店面停業、或轉進巷弄,能承擔高租金的店家越趨稀少,「另一方面,這幾年百貨、購物中心也搶佔市場,將所有食、衣、育樂規畫在同一棟或同一區空間中,並搭配統一促銷方案,也是影響街邊店面出租率、租金的原因之一。」


住商不動產企劃研究室經理徐佳馨表示,從今年各萬元店面的租金總價觀察,租金總價大多在50萬元以下,最高不超過150萬元,「建議投資店面者,在衡量租金報酬率時,也應思考店家對租金總價的容受力範圍,避免店面空置、找不到租客。」
