Rental rates are very good. Why not buy ?

Be careful if advertised rental rates. It might even be true some units can fetch 8k. But others might wait for months to even get a tenant.

Short term stay and rental of condo is ok.
But not buy condo in malaysia.

6k RM for this house ??? I think 3.5K rm should be more likely.
