No prob, I'm also learning. Just by chance that I had the guide chart on hand. But it didn't mention about taxes etc. next time I will ask my sales person too.

IMHO, as HH and mine are not strata title, I think the land title would rightfully be transferred to owners before completion bah ... There is no reason for developer to hold on to it anymore, unlike the strata.

We shall wait for response as I wanna learn the part about taxes too.. :smile:

Strange though, for my case, I have already paid the differential sum between the purchase price and loan amount and the bank has already paid a significant % as requested by the developer.

Strange, how comes I have not got the land title transfer to me?

Does this happen any other bros who have got landed property from HH developer?

I wonder for those buyers who have already paid the state levy of 10K to their lawyer before the state consent increases, whether they will need to pay the extra 20K if they have not got the state consent yet when the state levy increases.

Actually which one is the correct order: obtaining state consent before paying state levy or paying state levy before obtaining state consent?

For example, in my case, I paid a bill given by the lawyer which included the state levy within a month after I signed the S&P agreement. So this means state consent has been obtained or not?

I paid the lawyer's fee plus the statelevy at the same time as i signed the s&p. The lawyer has prepared beforehand the breakdown of the bills payable wic is basically that only. The lawyer actually give me option to pay later the state levy. But i pay one shot to minimize my trip to lawyer office.
Btw i have a silly qn. D bank has released most of the loan and the amount is reflected in my mortgage account. Does that mean d developer has received that amount of the loan? Any action on my part other than the payment of interest until possesion of the hse. Btw i receive my title deed copy but not the keys yet.

I better push my lawyer to get it all settled by march, if possible. Not taking any chances!

I re-read the news. It was talking about the costal highway linking JB to Nusajaya. This is EDL, no?

Congratulations on your foray into JB. Do you know that you are now considered a "Diamond Bachelor"?

Coastal highway have two sections. One at east, one at west. West is the one connecting danga to medini. East connects from pasir gudang to permas. East coastal highway is the one joining the edl. West only connect to skudai road or danga bay highway. Hope this is clearer to u now :smile:

News on EDL today.

EDL expressway to be opened Mar 1: Johor MB

JOHOR BARU: The Eastern Dispersal Link (EDL) expressway will be opened to public for free on March 1, said Johor Mentri Besar Datuk Abdul Ghani Othman.

He said the opening of the expressway was to allow road users to familiarise themselves with it.
However, there was no period prescribed for the free use.

"The opening of the expressway will reduce traffic congestion at the Tebrau Highway and reduce travelling time from Plentong to Kota Iskandar to less than 30 minutes," he told reporters after launching the Southkey Sales Gallery at Jalan Bakar Batu here on Saturday.

He said the toll charges for the expressway would only be known in a few weeks.

"The government is still deliberating the toll rates and we hope for a good result," he said.

Meanwhile, Abdul Ghani said Jalan Bakar Batu would be upgraded to four lanes with construction work to begin in September.

Built by the Selia Group with funding of RM35mil from the federal government, the 1.8km-long highway which will link with the Tebrau Highway and EDL, is expected to be completed in early 2014. - Bernama

Bro, if your bank has started disbursing the loan, it means that you have gotten the state consent. You are ok. Just ask your lawyer for the copy of the document.

As for me, I am still in the limbo. But as bro DOA has heard, state levy may start later in June.

Bro, I paid the state consent to the lawyer a few months ago and then two months later, the bank loan has been disbursed to the developer. So I can assume the state consent has been obtained.

So assume very soon you pay the state consent to the lawyer, shouldn't the lawyer apply for the state consent for you immediately, if the state levy increases after you pay the lawyer and the lawyer has applied for state consent, you still need to pay for the increase?

What a change of tone! Sort of good news though.

According to MRCB's accounts, they have allocated a period of 2 months from opening as "free" period and they accounted a loss for this period.

Here, the MB said not fixed yet. :wink:

For anyone who install CCTV in their house, how is the cable terminated? Does the cables terminate into a socket liked face plate like our our electrical or network cable or does the cables go direct to the recorder?

My contractor said CCTV cable don't terminate directly into face plate so it is really ugly..

I told the bank folk my big boss is in US and you can only call him after mid night. In Sngapore my office number and my boss handphone number is the same. They really called and I told them my boss number and mine in Singapore is the same..and my singapore boss and myself are the same person.. The bank officer confused but pretended to understand and approved the verification.

One wiseman told me before...If you can't convince them, confuse them. :smile:
