Now only implement anti-speculation measures for sky-high HDB prices???

MIWs not sleeping on the job. They have made a bundle from their own properties and now they are introducing measures to bring down the prices.

We have seen how that Indian FT/PR/YPAP earned a fortune abusing the system. The PAPies will always reward their dogs. Once election is over and if the PAPies manage to win then it is back to the same old abuse of the system again.

Unless the PAPies bring these delinquents, especially the famous FT/PR/YPAP to court, we can safely assume that nothing will be done to put the law into good use.
 
The resale HDB market will definitely be cooled down. Imagine hdb flats in mature estates will have so much less transactions because of the 5yr MOP.

But to look at it from another perspective, owners with HDB flats in good locations will still command good pricing because people who are seriously looking for location will only look for such specific units and such flats will not be specifically lowered just because of this ruling.

Another thing is now I think the govt have total control on the selling/buying of HDB flats with this restriction. They only want people who buy a HDB for own stay and not for speculating

The cooling down is marginal. Most who sell their flats and move in with relatives have been staying in their flats for many years which is way beyond the 5 year MOP.

What will really cool down the market is if the PAPies really enforces the no double ownership of private properties. This will lead to a large number of flats being made available in the market.

But the PAPies have been sitting on this abuse for years and have done nothing. What makes you think they will do anything?

It's all an election gimmick.

New flats are pegged to resales prices. The PAPies cannot afford to let this price drop. They have been feeding themselves crazy for years with the huge surplus gained from selling HDB flats at astronomical prices and.

But they are ramping up number of HDB flats for sale dramatically. So for next 3 years, rental will be high but after that the supply will help lower the reantal
 
the common agreement will be there will be glut of properties in 2- 3 years time...by then, many of the private properties will be on market as well as all these BTOs will be built but without owners.

So prices are expected to fall....the government keeps saying there are enough houses...but they need time to build...its like start digging your latrine when you want to lao sai already...
