but it is still disheartening to offload condo because kids can enjoy the condo facilities

Ah run, if you ask me, I think all this so call condo facilities, is just facilities.
Kids enjoy playing with kids, facilities or not.
Recall your childhood days, when Singapore was just starting out. Where got facilities, only very good neighbor and very good friends, albeit some bully thrown in too, you know what I mean.....

When singapore was starting out, i played football in the void decks and we had big children playgrounds with my local friends. Now they are mostly boring exercise corners or occupied by some china kids and their grandparents.
Nothing wrong, hahahaha

Of course, personally, i feel no point having a condo if u dun swim or have kids.

My soccer days was played at farrer park. Thereafter swimming was at farrer park swimming complex or mt emily swimming complex.

Big developers are ok because they are trusted brands. They are still happily borrowing for at 3-4%pa for 5-8 years bonds (longer term).
But small developers are the ones bruised. Their shortest term (safer) bonds trade at 6-8% yield now which goes to say a lot about their refinancing costs.
