i was trying to read up on Flagship Zone A Johor Bahru City Centre today and discovered that I had little knowledge of the vast developments it covers-the waterfront city of Danga Bay, Tebrau Plentong and JB CBD... Zone A has large parcel of lands as well...wow!

Yup, a lot of it spans both sides of the causeway, on reclaimed land. A no. Of investors have come into iskandar to invest. Companies like Country Garden, Peter Lim.....:smile:

Invitation to a Seminar by NSGlobal this weekend at Amara. It says new NS investors Club? Wonder what it is and what benefits to be a member? Any opinions?

don't know.. may be will pop down to have a look. but NS Global's salesperson reputation that bad... will it be risky to join their club? on the other hand, its his first time forming investor club, he would want to make sure that it succeed?mm...

If you approach them before Saturday the price should be the same on Level 8&9.

i was asking around about the price of a 2-bedder unit size on the 8th floor vs the same one sold on the 19th floor. 8th floor unit was RM 55K more expensive than the 19th floor.... (eyes rolling...) .. gosh!!

waterfront living sounds like a nice concept but with so much land in Zone A, I wonder, would it result in a glut situation beyond the CBD.

they take very long to develop the land. So no need to worry so much. Malaysia efficiency cannot compare with Singapore. What you see there may take many many years for it to realize. Then there will be a shift in population due to government policy etc.

Did you book the unit? I think they remove the rebate for 2 bedder already, hence result in the increase in price.

Actually not that bad, just that they din follow up actively. Need the investors to take the initiative. If they have good investment opportunities like this, you will be the phase one buyers then.

My evaluation for investment is to put my myself into the shoes of the targeted group of tenants.
In this case , it is for singles or couple who works in Spore. These groups of person wants convenience, shopping centres...
I believe these group will want to be as near to RTS/CIQ as far as possible.

Quite good. But this unit I actually buy for own living. Initially want to buy another unit in Singapore, but the ABSD scares me off. The price to pay is too high to own a second property in Singapore, so turn my eyes to JB instead.

So far till the release of the 8th and 9th floor, they did not really increase the price but they tweak the following:

1. Lesser rebate
2. No more state levy
3. Worse off levels

In a way, the above results in an increase in price.

Haha, maybe they will raise the price soon. :biggrin: Anyone going down this weekend for unit viewing?

I have a unit in Matex. Was asking on behalf of a friend who was interested. Not sure how to advise her now... wait for a better deal? don't think she will be happy to know that she may have to forked out much more than earlier phase buyers... if she buys.

If you feel the price at current level is still good...just let her know but let her decide herself.

Let say she pay RM 850 psf for a unit. She should be happy when official launch start at RM1100 due to higher lever and time factor.

actually it is 5% more currently for 2 bedders and lower floor.

Property usually are launch in phrase to test the market and price which buyers can stomach. It can go as high as it will as long they can sell out all the units to maximize the profit.

Usually buyers whom use judgement to buy before it even launch will make the most money. There are a lot of them in this forum.

Buyers whom only want to buy when it launch are strange to me..... Just want to confirm everything before buying and yet pay a Hugh premium which can be as high as 20%

Tower 1 and 2 fully sold in 5 days, not sure about tower 3.

Initially they wanted to keep tower 3. But good result from first 2 towers totally change their mind.

I hope they will be stuck with 100 units and use those units as service residences so they will run the place more seriously.
