Yes, quite a few. A taiwanese place near the RHB bank, Taiwanese porridge but that is at Sutera Mall area. (until midnight)
KTV (K monster with food and drink - Opens till late) Yews cafe is opened until 11pm if i remember correctly. If all else fails,
there is still MacDonalds or KFC which is open 24 hours. (KFC towards Perling area)

I got myself a cluster semi-d which faces the lake. Land area 4400sq feet. 55X80. Build up i think is 2923sq feet. They have not officially launched yet. Official launch will be in about 2 months time.

Bro , whats the price ? My guess is 1M + - 100K .

KUALA LUMPUR - The Malaysian government will link hundreds of existing closed-circuit television (CCTV) cameras with police vehicles to respond more quickly to crime outbreaks, after a spate of violent robberies gripped the country in recent weeks.

The project - to cost RM95 million (S$38 million) - aims to stream real-time CCTV footage from shopping malls, businesses and residential areas to police vehicles via a centralised command in their respective states.

The project will begin in Johor and include more than 300 CCTV cameras in the state by 2013, before being rolled out in Kuala Lumpur and Selangor, states which have been targeted as crime 'hot spots' by the government.

The system will allow a police response team to receive live footage from a crime scene and pursue the suspect.

You are right, it is a 4 house in a lot. Some developers call it Cluster Semi-D (I know IJM does that for Nusa Duta).

Yes, but I think those in the RM 800K+ are no longer available. There are remaining ones at RM 900K+ waiting to be snapped up. Not sure if there are any bros/sis out there who have bought the new phase units.

Wow , why prices for basic house also hitting 1M mark ? Will scare away Singaporean home buyer or not ?

98M to "host" 300 CCTVs , stream real time ? We pay about 200bucks per CCTVs , they pay 300K per CCTVs ?

It is about time that the MY Govt plays hard ball when it comes to crime management. With the elections around the corner, it is important for them not to turn a deaf ear to sic social issues. PKT has shown that crime rates are lower in the Penang state.

In which area? lot size (55 x 80) seem quite bigger for cluster house, but build-up (2923sq) quite small as for semi-D. I think it is not a standard lot, i guess is cluster end-lot or corner lot. Could advise on the buying price? discount early bird, freebies? Thank you.

Agents' commission

According to the Malaysian Institute of Estate Agents, "Estate Agents in Malaysia are allowed to collect a total 3% fee for their services. They are, however, they are not allowed to collect from both parties except under some special circumstance..... where the agent is unable to get his full fee from one party, he MAY, with the express knowledge of both parties, claim the balance of his fee from the other party. This is however rarely practiced."

Distance wise not much diff.
EDL connects directly to the existing north south highway entrance at Tebrau Highway.
Second link connect into Senai North exit.

You save on the diff check point toll (Woodlands Vs Tuas)

Either way is a smooth sailing as you dun hv to exit from the highway after custom connect you directly to the north south highway off to KL.
