If you don't need it consider selling it. If in downtown Korat can still worth at least 20,000 to 50,000 baht per sqwa

This 3 acres is about 7.6 rai or 3,035 sqwa worth between S$2.6mil to S$6.5mil

Bro it's 30mins drive to the town . I didn't know 3 acres can worth sin$2.6 mil !!

1. Find out if title to land is good - i.e no hidden owners, etc. You don't want a situation whereby later on someone comes along and says the lands is his, after you've done all the work, built something, etc.
2. Tenure of land? How long? Freehold? etc.
3. Find out from local authorities zoning for the land - i.e. what can you do or build on the land.
4. Any development charges to pay? To anyone? Authority?
4. Do some market research about the location and surroundings - what kind of real estate asset is in short supply for the foreseeable future - do they need more warehouses? Workshops?
5. Just a thought - donate half acre for a Buddhist temple. Build a food court nearby, own the coffeeshop and lease out the rest of the stalls to collect steady income stream.
6. The rest of the land - depends on what you find out from point 4 above and plan accordingly.

Yes, Joe is right. you need a good lawyer for advice. Good news is you can apply for other categories as long as it is reasonable. For example, you cannot just convert a residential land into a factory right in the middle of a moo baan (village). Same for agricultural land, you cannot just convert it to residential or commerical land, else there will be no farmers in Thailand. The categories are known as in colors. red, green and yellow.
My gf own some land plot in Issan but only permitted to do farming.

Drifter I was referring to downtown Korat. Even 30mins from downtown could be just paddy fields then it may be worth like only 1,000 to 2,000 baht per sqwa making this 3 acres worth between S$130k to S$260k.

Yes, connections is the key. As long as not too high profile. Korat is the gateway to Issan and land value can only get higher regardless of the categories. Land nearer to cities easier to convert to industrial/residential/commercial category. Think don't sell first, observe the nearby developments.
