Suggest you be more specific on your requirements then, perhaps some of us can help to point you to the right direction. Otherwise, you can be shooting everywhere and very frustrating if you are not familiar in going around. For example, whether you will be traveling using Causeway or 2nd Link will already determine the choice of East or West of JB. The prices between the two direction can be substantially different depending on a particular developement. So, the next question is what is your budget (eg. RM 1 million or RM 500k) and do you need a Semi D or Terrace House? What do you expect from the development such as Gated n Guarded, good security, plenty of landscaping or not really particular about anything?

If you have not made up your mind on any requirements and just want to check things out and get a feel - I can only suggest you take a ride to East Ledang Sales Galery where UEM Land office is. UEM Land is the Master Developer of Nusajaya. There you can get Nusajaya Master Plan which will give you an overview of the whole development.

These are some of the recent launches for cluster and semi-d:-(1) Promenade at Taman Tun Aminah (price - 700 K to 2.4 mil)
(2) Taman Mutiaramas (from 808 K - 1.2 mil)
(3) Senibong Cove (abt 900 K)
(4) Horizon Hills at the greens precinct (some terrace units left)

hi all. is it still worth it to buy a property in JB? seems like the prices are skyrocketing :( btw, i'm buying for stay, not investment / flipping.
i will be going down this weekend to look at some developments but am very afraid that i would be priced out :( What is a reasonable price that i should aim for? My requirements in a home is that:
1) must be build by reputable developer (those that would not run road with your money)
2) safe, lower likelihood of being robbed/mugged

If u buy for staying, any time is a good time. As for reputable developers , look for UEM Land (at HH, EL, NI), or Setia (BI, ST), IJM (Nusa Duta). Choose a gated and guarded for security and prime location (like BI ,popular with S'poreans). For a budget of 800 K, you may get terrace house for hot locations (like HH, EL). if you want cluster, then go for recently launched projects in mutiaramas(skudai), Promenade (Tun aminah), Adda heights ....
p/s: I have no vested interests in any of the above developments.

I went to HH last 2 weeks to enquire on the available unit. The sale person told me that there is no more terrace at that moment. Need to wait until December. Any idea on how much is the unit?

Personally, a lot people had a wrong approach on buying properties. This is unlike buying stocks from the stock market. Landed property will never ever get cheaper unless we are hit with another major crisis. This is simply because we have limited land. So, if we are thinking of buying cheaper than Wuqi256 did, then we will either have to look for another life time or wish for a major crisis! (Not trying to be critical here but just making a point only :wink:. Even if a major crisis did hit, how many would dare to take a plunge during that time if you dont even dare to do it now? Hope I am making sense here!

More so, if you are buying for own stay and not looking at flipping it, you dont really need to worry much as long as it is within your affordable range. "any time is a good time' as Mutiaramas puts it. Even if you are so called "1 step behind, 9 steps ahead" now but if you take a 10 year horizon, you will be 0.01 step behind and 9.99 step ahead..... Who is counting anyway!

i am behind time. i think resale is abt 800 k or more depending on reno/location/views.as for the new launch, ask Shinyi, the sales rep.she can provide more details and cost.

Going to recce this weekend. Just hope if you all can sum up where are the better locations to see....... then when i go there can go see directly or focus lo. If not, i wont know where to see too.

Nusajaya's points on using the UEM office is a good start as i always suggest folks take pictures or get a map to know where each of the developments are.

Again guys, a lot of folks are spreading misinformation that condos are way cheaper than landed, it is not always true so do your due dilligence. I have friends who bought condos in some areas then told my friends and myself about it.

Agree, i echo what you said, if for own stay, no better time than the present. Don't look back at yesterdays prices especially when one could have done something about it.

I did share about properties here as soon as i bought my first unit in HH though so there were plenty who could have bought about my time when a cluster in HH was still below 500k and limit then for foreigners was 250k only.

Back then though, it was perceived to be a much greater risk and folks way smarter than me did not commit due to their many many considerations such as facing, feng shui, wind/sun direction and the perception that 350k RM was too much for a terrace here.

Some rather spend time debating things or suspecting me to be an agent for the many developments here then to do anything for themselves or others.

Now i have friends who are starting to tell me that they were the ones who guided me here or told me to buy properties. Out of respect for them and their age, I kept quiet when they said recently they were the ones who told me to invest in th first place.

Even better, one relative now claims she was the one who asked me to "go west" Her kids are property agents in SG and none ever made it out here to even have a look for themselves.

So if one never starts, one never will. 4 years ago, they found plenty of excuses, now that the old excuses no longer hold water, they just find new excuses for not succeeding. Its not just about buying property in MY, its about not doing anything to help themselves in general.

No one can help yourself except yourself. I have brought so many to houses here and even in the past for houses in SG (when they were still priced reasonably), everyone thought i am an agent and doubted me. In the end, now lucky to see quite a few people around me are millionaires (at least in MY) but sad to see some are still bound by their own unwillingness to do anything for themselves.

Worse is when they are unwilling to help others but yet do not want others to succeed.

Chief! I agreed what you said. Human being is like that wan la. To be honest years ago when they annouced the iskandar projects i was sceptical too. Initially i wanted to try go Australia but its not easy...i even went into the extend send my application to Australia Royal Army as overseas applicant so that it easy to be a PR there. But sad but true, after all the sending here and there docs. They wanted Special forces, Sniper and commando which i only a Infantry specialist during my NS time. So not eligible.

Two years ago i saw potential in JB, House are much competitive than in SG plus freehold.But Money luck was not with me so i never think about it.best near to family and friends staying in Sg if we wanted to visit each other it much more easier. Bt now when i wanted to buy prices gone up and make it even abit tougher for me. But im not giving up coz die die i sure want to retire out of SG. Im not saying SG not good it just different ppl different thinking. We really have to find what is best for ourselves! :smile:
