Wow! If this is true, it reflects the confidence of investors and businesses towards the overall growth prospects of Nusajaya.

One buyer took 13 units.

approx half of the units sold here and the other half market in Sg.

Nothing to buy even if you go there. They say interested register for phase 2 and wait.

I just can't figure why is this so hot? This is in the middle of the industrial development and apart from working hours, at night where got so much business. Also the surrounding all round is low and medium cost housing estate.

They are bringing in a fresh concept - getting Giant and a fast food to set up shop there, having boutique hotels and an entertainment building. But this has yet to be seen whether it works.

Those interested in Teega can put in registration for preview. First preview is for VIP. Next batch for UEM property buyer then only for public preview during soft launch next month.

Project completion is 4 years but pricing is more attractive at average $700 psf and 41 storey high - good hai hong/air from Sg some more. Only launch first 2 blocks and then up the price for the 3rd block in later phase.

Miss Imperia, can consider getting unit from this Teega. Developer is Sunrise/UEM condo specialist in KL.

I can only get in the 2nd batch preview hopefully for a good facing unit if the VIP don't block booked 20 units to flip.

Industrial area is one area which will definitely grow in JB.
Many Singapore SMEs and even MNCs are moving to Malaysia due to high cost in Singapore.
I think many shared service functions has already moved to KL. JB will be a good place to do manufacturing for companies with office or HQ in Singapore.
JB will be the hinterland of Singapore.
Singapore as the portal to world and JB as the manufacturing hub.
With the tightening of cheap labor in Singapore, many companies that unable or reluctant to move up the value chain or invest in automation will have to move else where.
I'm not sure how attractive will these commercial development be, but I would think F&B will be a good investment in industrial area.

Bro kopikong98, is UEM land the developer for nusajaya sq hence the sales preview is held in their sales office? I received email from huttons, it says developer is Ame construction s/b.. Are these 2 companies related?

The developer is Ame construction and is not related to UEM Land (my guess) cos the UEM staffs tell me look for AME staffs or their agent from TopHills.

Understand that the booking fees is M$50K. It is held at UEM sales office cos UEM is the master developer selling land for SILC.

SINGAPORE: More than 3,500 Singapore businesses have set up shop across the causeway in Iskandar Malaysia over the past six years, with a cumulative investment of more than RM5 billion as at June 2012.

Iskandar Malaysia is a special economic zone in Johor, Malaysia that was launched in 2006. It covers an area of 2,217 square kilometers and is administered by the Iskandar Regional Development Authority, a Malaysian Federal government statutory body.

Over 70 per cent of the businesses are small and medium enterprises.

Fishing equipment supplier Hong Guan started operations in its Iskandar warehouse in May.

Twice as large as its warehouse in Singapore, Hong Guan’s 14,800 square feet freehold space cost about S$900,000.

Its local warehouse will shut down next month.

Hong Guan’s managing director, Lee Seng Shoy, said: “Singapore will always be our HQ and the brain centre but from a business point of view, we need to be competitive and cost is always a factor. We foresee Iskandar helping us contain our costs and that is something we’re leveraging on so we hope that by moving to Iskandar on the logistics side, we are actually enjoying the best of both worlds.”

Similarly, Global Capital & Development wants to replicate on a larger scale in Medini, a core development zone in the Iskandar Development Region.

Global Capital & Development, the developer of Medini, is supported by a consortium which includes the Khazanah-backed Iskandar Investment Berhad.

It hopes companies in Singapore and Medini can work together as a single entity to bid for projects.

Global Capital & Development’s CEO, Keith Martin, said: “We have Pinewood Malaysia Studios, Medini Media Village and straightaway we went and spoke to the Media Development Authority of Singapore and Mediapolis in Singapore. If you now add up the sum of those parts, it’s a much greater proposition. And within a one hour driving radius, we have everything we need to take a TV or film production from a draft script to a full finished product.”

With increasing business activity in Iskandar, other firms are moving in with the aim of gaining first-mover advantage.

Shanker Iyer, Chairman, The Iyer Practice’s chairman, Shanker Iyer, said: “We think it could be two or three years before this place really starts to get up and running. Initially our main activity would be to offshore some of our less important activities from Singapore to Iskandar. That is actually becoming a need now, because the rising cost of doing business in Singapore, the immigration challenges now, the reduction in S-passes – it’s beginning to affect firms like us.”

But most acknowledged that concerns remain, such as crime, and the lack of a critical mass of human capital and supporting businesses.

But the authorities are confident the situation will improve.

Iskandar Regional Development Authority’s chief executive, Datuk Ismail Ibrahim, said: “As we have seen today, there has been increased bilateral ties between Malaysia and Singapore, and from which the greatest beneficiary is definitely going to be Iskandar Malaysia. We would like to create an environment where both Singapore and Iskandar will see themselves as one destination, not only for investment but for people to work as well as other offerings.”

Into its sixth year of development, the Iskandar region in Johor, Malaysia has seen annual investment growth of 8 per cent with Singapore firms accounting for 5 per cent of total foreign investment.

3. 3 days after SPA signed pay 10%

As I understood for private properties, title will only be transferred from the developer to purchaser upon CCC. So if anyone buy from the original purchaser, there is a risk involve, you are signing an agreement with a party that has no title to the property as yet, i.e you cannot caveat the property, if the seller is a crook, he can get many option money and run. Be Careful!!!!

Best not to flip. For properties or developers that one is not sure about, best is to always get a bank loan. The bank will do the fact finding and be the "insurance" in this case as they can find out all the details for you. If more than 3 banks will not touch it, then so should you avoi. Better to lose deposit than everything. Be wary if developer promises you HDB buyers under MOP can buy or if you buy cash you get cheaper etc.

Nusajaya Square will be welcome news to residents in Setia Eco Gardens, Nusantara and the up and coming Nusa Bayu.

Hi Investor, its a mall and does have clustered show houses as well. It has Giant and McDonalds (rumour of Subway too).
It also will have a badminton court etc inside the main complex.
