A side topic here: Recently the ringgit to Sing$ rate has been plunging, any idea what's a possible cause?
At the start of the year, it was around 2.5. Now around 2.47.

Malaysia experiencing high growth rate 5% and above, inflation relatively muted, strong FDI compared to Singapore. With inflation in Singapore under control and possibility of a technical recession s$ will have to start weakening. Possibility of 2.4 in a few months time if BN retains its dominant position in makaysian politics.

Update:
Went down personally to make sure that the UEM staff expedite on what ever issues she claim is holding out.
And I managed to find out that actually the bank has released all the monies on 24th Dec after I called up the bank but the UEM staff claim otherwise that certain payments were not received. Also finally being told that the late payment interest is waived fully. That was a substantial figures and makes me wondered how they came up with this claim in the first place.
Now waiting for her to check and confirmed all payments clear to collect key soon. Bingo!

Hi, I've collected my Ujana 18th floor keys with the 9k late interest waived.
Now pending for my third floor unit with late interest of 11k+.. Hopefully it will be waived too as I've been chasing my lawyer non-stop...
Hopefully I can move in to my third floor unit before CNY.. cheers..

Hi g3abc, please read your S&P agreement. As I see my agreement for a different phase (and I believe that these agreements are fairly standard), Clause 23 (1) (b) has the following:

23. Manner of Delivery of Vacant Possession

(1) The Vendor shall let the Purchaser into possession of the said Property upon the following:

(b) water and electricity supply are ready for connection to the said Building

If I read correctly, they cannot give you possession without electricity. If they have, they might be doing this to save on the late delivery payment due to you. You may want to have a chat with your lawyer as you should be able to claim late delivery payment until the date they get electricity into your unit. I don't think it matters if it is TNB issue. It is still their responsibility to pay you as per the S&P agreement.

I went to to the sales office today and was told they are launching phase 6 twin villa semi D- lake facing soon, most likely 20 Jan.

Only 20 plus units up for sale, price ranging from min 2 min to 2.4 mill, no discount. Understand built up 3000 plus sq feet on 4000 sq ft plus land. Will be another sell out.

Was told only 24 units and pricing indicative going to start from MYR2.3mio! OMG, Semi D getting more and more expensive! :confused:

You are right on that clause. But "ready for connection" is subjective -- does it mean ready for the utilities company to connect, or available for owners to turn on?

For Electricity connection, u need go to tnb. Brg s n p , ic, plus a rm10 contract stamp. Then they will process and u need pay deposit. Can't remember how much.

Thanks,..seems like very grey, area, cos' electricity is available, connected to Ujana, but the individual meters to the units still not connected. I do not hv a lawyer, using devloper's lawyer,...:(. Pm me......thanks

Do you have personal firearm(gun)?

Singaporeans drive their supercars to Malaysia once in a while to have some thrill, they're just exposed to some risk for a few hours being in Malaysia.
Moreover, they usually go in a big convoy(sometimes with police escort).
For Malaysians like yourself, your risk is every second of your life.

I have informed my lawyer to send UEM a letter on the late payment to have it waive as my bank informed that it is not due to their faults.

Next, I make sure the UEM Credit Control works on all the issues immediate and not just telling me this problem and that problem.

Now I get keys but no electricity and only now then they says must sign a Tenaga form and wait again for Tenaga to install meter. Was told cound be from 2 weeks to a months depending on any cases to justify for the Tenaga tech to go and install. Got keys also no use, delayed again. Can someone advised whether we can write complaint letter to Housing Ministry. I see that it is poorly managed in the sense that they can get all the owners to sign the forms ahead and have it installed even before handing over the keys. Hoping to do a quick reno and move in early now can forget about it. Any others want to join me to write letter to push UEM on this, do pm me as I am fed-up to wait long long.

I checked with lawyer and she says vacant possession is supposed to be with water and electricity to the unit or else why take key and wait for this wait for that.
