Hi all,

I finally finished reading all 900 pages of this thread @@ and found the courage to post.

This is my first post so I guess it will take time to surface.

Anyway some background, I started my property hunt in Malaysia looking for agriculture land last year but then found out that I have to buy it under a company and the whole process is quite cumbersome. (was pretty excited when somewhere along page 400+, some forummers were talking about it)

Switching to look for an affordable residential investment. Realised that I may be late now... should have come across this forum thread earlier.

Anyway accidentally drove into Leisure Farm last year and was commenting that this is the perfect retirement home but assumed that properties here would be priced out of my budget. Recently found out that it is not that out of my budget but might be a little stretched especially if I don't rent it out.

An alternative I am exploring is Sutera Utama, am taken by the commercial build up and especially the number of eateries!

I hear alot of bros and sis here talking about HH but haven't been there myself. Will take a look some time soon.

Also, quite impressed recently, a SG neighbour was apparently away in SG (doesn't really talk to us much) and their water pipe burst (where they installed water filter), guards came by
and called the owners. Even rang our doorbell to ask if we can be witness as they climbed over the fence to turn off the water inside(turning off the outside one was a bit useless as they
had modified the water pipes)

They didn't really needed to care but they did.

Ahmm,.. We are not allow to fire fireworks, the last two years we fire the big ones ( those used during national day) immediately the patrol cars came with their siren lights on. Telling us that we are not allow to do that, but on e they are gone , we did it again n again. They stationed one gurkha at my gate! Another year they told us,"not so loud, not so loud". This year I was not there, but My bro did fire some at my mum's place. Am envious that at HH they r allow to. Mayb I should rent my place out n buy one unit at HH to join in the fun!

Welcome rogue. Plenty of assistance here, led by Wuqi himself. Late or not depends on your investment horizon and confidence in IM.

HH is popular for some of us who like the location, not too near the main shopping areas, and yet not so far. People also like the wide open space. I am about to start reno on my place soon, so i go there quite frequently on weekends, can show you around a bit if you happen to be going in around the same time. Yes, I am shamelessly promoting HH.

I just received a summon from SPF. 12 pt demerit.. S$200 compounded for driving through red traffic light which I really don't know if i did that. I really appreciate Malaysia TP which I can settle on the spot. In Singapore I don't even know if I did the offence and yet the demerit point is quite serious.. As if drunk driving... In Singapore committed a big crime like what TT durai did is much " value for money" than small little offence here and there..

Thanks for the welcome, i am really sorry, one of my cars is a Korean car but it was fine for him though. I still get most parts of my Korean car in Singapore or ordered online (including timing belts, etc)
so i just ask him to fix for me. As for the Jap cars (i resisted Jap cars for the longest time) he has no issues with getting parts for me cheaply.

Sorry about your summon, i have done the same as i told them i am very willing to pay the summon. First ask the nature of the offence if you really felt you never did anything wrong.
Even if you did, just pay the summon.

Johor in RM80bil joint venture with Lim to build waterfront city

JOHOR BARU: Johor Baru's coastline fronting Singapore is in for a major transformation that will have a gross development value (GDV) of some RM80bil and led by a joint venture between the Johor state and businessman Datuk Lim Kang Hoo.

A new vehicle called Iskandar Waterfront Holdings Bhd (IWH) is being created and it would be injected with massive landbank hitherto mainly owned by the Johor state and Lim. As a result of these injections, Lim would have 60% of IWH while the Johor state, through its vehicle Kumpulan Prasarana Rakyat Johor (KPRJ), would hold the remaining 40%.

The straight-talking Lim, who granted StarBiz an interview after numerous calls were made to his office, also didn't rule out the listing of IWH.

“We are still preparing for it ... One day it will be listed,” he said at his modest office in downtown Johor Baru.

He said the development would be undertaken over several years and would become a major economic engine of growth for the state.

IWH will oversee the development of the valuable landbank stretching 3,000 acres from west to east of southern Johor Baru to be transformed into an integrated waterfront city.

One of the assets being acquired by IWH was a 33.15% stake in Tebrau Teguh Bhd held by KPRJ. This led to concerns that the state was hiving off its assets to Lim.

“It's a misperception. This is a consolidation exercise to put all the landbank into the holding company. In the end, what KPRJ will have is joint ownership of a much larger pie than what it had before,” he said.

“We and KPRJ are the master developers and we will take charge of the development of Danga Bay, Iskandar Waterfront, Tebrau Coast and the central business district development in Johor.

“To have a project of this size, the need for a strategic partnership with the state is necessary,” Lim said.

The entire waterfront project is part of flagship A of the massive Iskandar Malaysia development, which is spearheaded by Khazanah Nasional Bhd.

“The partnership we have entered into is driven to enhance the development of the southern tip of Johor which is the gateway to Malaysia from Singapore,” Lim said.

A key component of the project is for IWH to attract established world class developers to undertake different parcels. These parties are also expected to part fund the entire development, bringing in the much needed foreign direct investment, said Lim.

“We are aggressively trying to attract more local and foreign developers to invest in Johor. We are not into building townships but we want property developers to be our clients to develop the landbank we have,” he said.

The company has attracted developers such as Dijaya Corp Bhd, Singapore's Azea Residences, Plazzo Hotels & Service, Waz Lian Group, Tune Hotel and Australia's Walker Group.

It has been reported that Dijaya has committed to invest RM3.8bil to build a high-end mixed development while Singapore's Azea Residences will work on four blocks of high-end apartments at a cost of over RM500mil. Australia's Walker Group has also partnered with IWH to develop Senibong Cove into a high-end residential development modelled after the Hope Island project in Australia's Gold Coast.

Lim said the project had received enquiries almost on a daily basis from both local and foreign developers.

“The interest level we see now is nothing like what we have seen in the past 15 years. We are swamped with serious enquiries and over the past year we have seen every developer from Malaysia going to Johor Baru and also some very big names from abroad,” he said.

This year, noticed quite a heart warming trend, quite a few new SG cars to the neighbourhood as well as MY ones would stop near the guardpost and folks will distribute red packets.
I joined in too after seeing quite a few do that.

I didn't expect my post to appear so soon.

This investment will help fund my retirement some 20 - 30 years down the road. I did a simple calculation and if I am able to amass say a portfolio of about SGD 750,000 worth of assets in today's dollar, I would be able to live off the rent/interest (@ 7%) for the rest of my life and still have something to leave behind for my children. So I guess my time horizon is pretty long.

As for my thoughts on the IM, I foresee a day when Singapore will become the place to work but not very ideal for living. IM may just become the new suburb for Singaporeans. Don't be mistaken, I love my country and what makes it unique but sometimes I just get very perturbed over the number of FTs and how our lower wage workers have to compete with them.

Anyway, am hoping to do a quick survey of IM tomorrow to get a feel of the various properties that has been mentioned here. Just a thought, how about a Google map listing all the property developments in IM?

Shop: KSL City, City Square, Aeon Tebrau -> can find everything you want under one roof

I have no idea about the development been planned (if any) for the plot of land right in front of Horizon Residence main entrance.
Perhaps other learned bros & sisters can advise.

Bro Arsenal, I know the demerit points hurts (50% gone). Worse of all, you are not sure if you did that. Heard that you can ask TP to show you the evidence but it cost some admin charges.

However, I like to say that busting the red light is no light offence and drivers should acknowledge that. It can lead to serious traffic accidents with loss of lives or permanent injuries.

Those of us who have been driving in JB knows that many motorists do not obey the traffic lights and can be rather dangerous. We ought to be more mindful of such practices here and stay safe.

So far only 2 subway in JB? one in Sutera Mall, and one at Bukit Indah Aeon.
