Hi all,

I have inspected my unit 2 times and seems like at least 90% fixed with furnitures in. There will be no 3rd inspection as KSL told me the Hotel has rented it out.

I will be booking to stay for about 2 days soon and bring my relatives and friends over.

Finally seems like the whole project is 99.99% completed as compared to the agonizing wait in 2012-2013, when the swimming pool isn't even being filled with water. Slow yes. But at least the wait is over.

The gym looks nice, the inifinity pool is great, and I love the bridge and the high rise views. The mall may not be top of the line but its convenience below the units can't be matched. At least it is a 5 storey mall with shops, cinemas and a Tesco compared with eg. sucky Yew Tee Point 2-storey mall (that Yew Tee Point 2-storey mall seriously cannot make it, really CMI). I would rather live at KSL than the condo above the sucky Yew Tee Point.

You are right about Yew Tee Residences because I own a 3BR there .

That why I move to SC and rent out YTR. But YTR is a good investment for me..if I sell now the profit can allow me to buy 2 units of 3BR in KSL

It is depends on your needs and budget. If you think RM300K is within your budget then it is fine.

I'm an owner of KSL D Esplanade Residence. Have used my vouchers to stay at my own unit. So far, quite satisfied. Fittings and furniture are quite good, defects have been repaired (except for a dent on the fridge, other than that, all's good).

Swimming pool is cold, especially in the evening. Same goes for the hotel side. Can anyone give advise on when is the best time to swim at the apartment pool as well as the hotel pool for maximum warmth and comfort?

BTW, is this a good time to invest in another condo since the RM1 million law for foreigners has kicked into effect? I mean should I buy another condo unit that is still eligible for foreigners at RM500K limit?

If it is a good time to invest, should I get another condo at Zone A or Zone B? I'm looking at freehold only.

I discovered Tebrau 8 Residences at Zone A. What are your thoughts on this? Good to buy a studio apartment there? They have free shuttle bus plying to RTS when it's built (that's what they claim).

Should I get Zone B condo since the toll charges have increased? (I don't drive though, as I'm letting my staff drive my co. vehicle almost every day).

If Zone B condo, can anyone expert in properties list out condos in Zone B
- free hold
- studio units priced at around RM500K
- strategic location (eg. near to malls and easy to reach from Singapore 2nd link via bus)

I think better to stay away from condo for now, unless for own stay..... Super huge supply in the coming years. if u buy at current high price now, need to rent at about 4k per month for 1 mil property to get 5% return.

We bought d'esplande at low price, so can ask for lower rents and still get decent return.

Hopefully, KSL will continue to lease from us and manage as a service apartment.....two more years to wait.

So should I get another condo eg. Tebrau 8 residences ? Lease out KSL and stay at Tebrau 8. And if Tebrau 8 has tenants asking for it, lease out both for more passive income.

Or wait till KSL confirm lease from us, then get another condo?

wtf...a 1 bedroom 538 sq ft costs RM498K...works out to be RM926 psf....are they serious? That's close to RM1,000 !!

Can someone point me to a place where I can get a detailed data on

-Condos that are still available to foreigners at RM500,000 range (before the new RM1 mill law)
- Locations
- Looking at Studio units (500 to 700 sq ft)
- 500 - 700 psf

Please let me know.

Just stay at 30-09 and 29-05 last weekend for my family get together. 30-09 is a 3 bed rooms unit and was satisfied with the unit with cooking and dinning untensils. The only problem is the some of the paint getting off. Quite a lot of people staying over the weekend.

There are a few units left in tower A ( with direct lift access ). 3/4 bedroom units facing tower B. Rm 720 psf after discount, smallest unit available at RM1.08 mil for 1500 sqft unit.

I think it is 20% discount, not rental rebate....but need to confirm.

If these large units can sell for 720psf, smaller units and those facing spore or hotels will be at higher psf.
