Anybody knows if one sentral service apt ,already sold out ?cause if sold out means it wont be a ghost town ,cause I believe developer is aiming the proximity to Tuas checkpoint as a selling point .

The sales staff said almost all sold out for 2/3 bedder.. only left with a few on the lower floor.
And 4-bedder have more available units

As of now it's a ghost town.
Come at night I show u around the empty shop and houses

Aiyo.. last time Bt. Indah ppl also said is a ghost town..
And last time ppl also said Bishan is a ghost town.. somemore very haunted.. said until go MIA :biggrin:

Yes, it has all been sold out, only left the bumi-lots which the developer can only request for release after 50% completion. whether or not it will be ghost town, i cannot tell, all depends on the purchasers, investors or own-stay...... anyhow, 3 years is still a long way ahead......

ya, my mistake, only 3 lowest floor is still available, but think it is at the same floor with the car-parks..... the units are also a bit bigger and with a garden..... but no takers..... dun know why they have units at the same floor as the car-parks!

personally, i did not like the units at onesentral..... i was there and was tempted to take up a few units, but two main factors which caused me to pull back...... the size of the living room and the shared toilet...... the living room even for the bigger units is SOOOO small...... dining room able to accomodate 5-6 pax, but not the living room..... so after dinner with guest, all have to adjourn to a cafe or something like that..... the shared toilet is so narrow that i felt that the door when opening would hit the sink!! kakkaka...... maybe just my personal perception and taste..... my poison might be another's honey! :smile:

what i understand from sales office is that the side gate has been confirmed..... but think we will never know until it materializes

It will be good if the side gate at phase 5 is confirmed.. very accessible to the future shopping mall & shops for phase 4 & 5 resident

Those dreaming of the curve can buy at Medini
Even one of the KL developer who build at the original curve at damansara ie mammoth empire will go build at Medini in future In front of legoland
so if u earlier bought nusa sentral , now can cash out and buy Medini
Later can always cash out again..
Medini I see is very good at least there are real plans
But here no freehold or landed ..
If got freehold or landed also will be $2.5 to 5 mil like those at east ledang
Anyway its a different market altogether

here as in medini? Avira is an upcoming landed project in Medini i believe

But that area will be great in the future

That's why don't buy at future price..
Moreover is 99-yr LH. By the time the whole place fully developed.. left only 80-yrs+..

I would rather pay abit more now for Puteri Harbour or East Ledang for freehold if I die die want that area

U can buy ledang area if u have 2 million or more
Puteri harbour is 1400 Psf !
Medini 129 years can get half price .. I Would choose the cheaper one :smile:

Else u go for Medini/legoland
Else go for nusa sentral

Just received a late payment interest letter the interest is 10% per annum. Call Mei Qi and was told they will waive it at the end of all payment. I have actually make all my payment in advance can't really understand why i got late payment.

I have the same problem but I highlighted to them by email & they replied to me to ignore all these late payment interest letters pertaining to the 10% interest which actually was the 10% discount given to us.

Is just their procedure (maybe accounting) that they have to send it out every month.

This is definitely for investment, not own stay.....but I am more of a short-mid term investor not flipper.. (1.5 to 3/4 years haha)....since I have holding power so I hope to gain a better margin.......however, I am also looking to get another unit or units... so if there are better opportunities to warrant me to sell the current one, I will surely consider...:smile::smile:

Thanks to you and folks in this forum, I felt all these investments are more "real" now, not sure computer exercise.

I believe many medini buyers had missed the earlier puteri harbour boat including horizan hills.. so ended up buy into medini if they die die want this area. Some are buying purely for investment purpose while holding on to one or a few freehold msia pty.

The developer of medini was able to ride on the wave and waited for "sold out" of freehold around them.. and with their good marketing.. they launch at the right timing to attract lot of buyers.
The timing is so good esp. when S'pore buyers were affected by the latest TDSR introduced by MAS for buying pty in S'pore. So lot of cash rich S'pore are looking for alternative to park their $$

Nusa Sentral is a different market. And the developer is selling quietly & not much marketing (esp. to overseas) is needed from the beginning till now.. yet the units is moving.
They know they have limited landbank & can sell slowly in phases with the increase of price for each & every phase they release.
