ya, the slower the better..... and yes, all will VP together
mine is actually the second slowest, only the concrete foundation is up, not even the structure is up yet....

and one more thing, confirmed with sales office that the commercial location will not be a mall, will be something like a "walk" similar to that of the Curve in petaling jaya (for those who are familiar with Klang Valley)

What is the different between mall and Klang Valley? Where is Klang Valley and it will be advantage or disadvantage?

it means that she hopes nusa setnral will become a bustling pedestrian mall, similar to the "Curve" - which is in the klang valley (KL lah). the whole area consisting of nice commercial with tenants like Ikano, Ikea, 5 star hotel, cathay cineleisure, lots of eateries , bars etc situated adjacent to each other. It's a very nice place actually. the curve is surrounded by residences at bandar utama, tropicana, damansara perdana, kota damansare.. all in the PJ area. the roads around the curve is also jam like hell most of the time. However It will be many years before JB / iskandar becomes like that.

hihi..... sorry to disappear for a few days....
no, it will not be the curve, it will be like the curve..... on the outside..... a Walk, with shops and mostly restaurants at the side......
i feel it would cater mainly towards the residents of nusa idaman, nusa sentral and horizon hill, which are close by.
instead of cold water, let me spice things up a little based on my opinion and perception towards nusa sentral

there will still be super-links, clusters and semi-Ds coming up in nusa sentral, and i feel that the developer will utilize to the max given their limited land bank in nusa sentral. one-sentral still has quite a fair bit of development coming, more apartments being raised. and the success or failure of the commercial location will be nusa sentral's ace card to position their pricing for the coming landed residential. in that, the developer has a lot more to lose should the commercial location be a failure...... the only setback now is that nusa sentral has been priced at what the developers deem as under-priced. thus, we should be seeing an increase in the pricing for future new launches.....

nusa sentral is also one of the closest freehold property to medini..... being in the property market for some time, i have confident on this project

planning to stay at this place, so, i really hope that NS will never experience the likes of the curve in terms of traffic jam.....

Not pouring cold water. But pray at least 80-90% occupants are living tere, 24/7, when NS fully developed. Too many empty houses on week days juz dont feel like home sweet home, imo...

i heard that phase 5 are mainly owned by singaporeans who buy NS as a weekend house..... so, i won't be surprised that phase 5 will be quiet during weekdays

Nusa sentral is not like the curve.. Its A very very quiet place .. it needs at least some anchor commercial else gonna be a ghost town ..

The curve has ikea, tesco, cathay- cineleisure, royal bintang hotel, and all sort of malls there

Currently the commercial project planned is at the other side Call "Medini" ...
But nusa sentral can enjoy quietness but too quiet at night now scared got robbers

agree with you, but still there are locations which have flourished without any anchor tenants in the commercial location..... look at sri hartamas and mont kiara.....

Hi Maggie,

First of all...Good to have someone experience in property market to be active in this forum...Thanks!

You may be right about Phase 5 are bought mostly by Singaporean, at least true for me and group of my friends:smile:

Nevertheless, I am very encouraged by your positive outlook on NS...and I agreed with your analysis & view:smile:

Glad to hear that NS is considered "under priced" for now......then the 1 Mil dream may be nearer!!

Cheers to all Proud NS Owners!!

:smile::smile::smile:

Anybody knows if one sentral service apt ,already sold out ?cause if sold out means it wont be a ghost town ,cause I believe developer is aiming the proximity to Tuas checkpoint as a selling point .

As of now it's a ghost town.
Come at night I show u around the empty shop and houses

I went before at night and find it ok leh. There are security guards there and most of the area is still under construction, in fact my first visit there is at night 2am. Is expected for a town which have not fully completed.

Yes most new towns are like that even in spore if u went to ponggol 10 years ago is ghost town n bukit indah was also a ghost town 10 yrs ago its normal for any new towns but look at the price differance now with bt indah n nusa sentral , its what it would turn out in the future that matters .but by the time price would also be a lot differance .

Yah no game no risk.... it take time to develop if fail we treat this as a holiday chalet loh or weekend house loh. We won't be able to buy this price at this location in flag B right now. I also can't afford to buy such big house in singapore and at this price... find it not much to lose at this type of price even there is no mall around, it is so near from tuas and after malaysia custom so far i see there is no car which i like it very much. But ofcourse hope to have everything bulid here that would be the best.
