Molek pines 4 all sold out to japanese even before showroom is ready

Friend, Molek Pine 4 still available. Only the so called international unit sold. The bumi units have been released for sale together with another one called Lakeview, nearer to Ponderosa

Personally, I am not a fan of condo, and not vested in 1, as we prefer landed. Japs & rich locals have swept up a lot of the Molek Pine condos though. Berinda seems to be doing some soft marketing for its upcoming projects, Molek Pulai and Ponderosa Vista. For the new projects in the area, I am more interested in Ponderosa Vista (Berinda) and Lenang Heights (Sunway)....

There is another G&G landed next to East Ledang. Indicative price for semi is 1.5-1.7 mil and cluster 800-900k. A personal project by the outgoing SP Setia boss. More than 300 chq collected in 2 days and likely to be more than a thousand chq by the time it is ready for launch or ballot

should investors stay away from the bumi lots or target the molek pines 1-3 instead?

$800-900k RM for cluster is a very good price. At this price it should be a sell-out within days of launch.

Probably Tan Sri wants to build up a 'Setia 2' again. Usually, I find that when companies want to build up their brand awareness, the projects are priced cheaper to ensure sell-out. That's also where there's opportunity for subsale. Then again, as foreigners, we are often not privy to such closed launches.....

Hi, I was there to view last Sunday.
The surrounding environment was very pleasant.
I was told that it will be the only condo around the area and the rest are landed houses surrounding it.
My relative from JB told me that the area Skudai are mainly Chinese.
The price is quite tempting but the finishing quality is not anything to shout about.
So far they launched 2 blocks and remaining 2 blocks yet to launch.
And yes,there was McDonald's nearby seems to be in operation.

Went over there too.. agreed with your comment on their finisihing, some landed were 999 years.

I was told that Lakeview is all sold out, even bumi units. They are launching a landed ( semi-d) in July but dont have details yet as in pricing but pics are on the website.Molek Pines 4 , I think si also sold out as they told em no more condos available but I could be wrong.

molek pines 4 bumi lots still availbale. Seems reasonably priced given today's crazy condo prices

I was told only big units, abv 2000sqft, is that correct? But due to the expected 'cooling measures' am thinking its best to wait and see. As a Malaysian I wont be ffected but I fear the mkt may be affected if investors get wary.

Molek Pine big units are v ex leh.......not sure if its easy to subsale or rent out. At those prices, might as well cheong Lenang Heights or Ponderosa Vista instead?

Yes I know.....his son in charge for now mah....... That said, its not so easy to build up another brand again. Tan Sri had also gained enormously from the sale of cheap land in the past. Not so sure if this same formula can be repeated now that Govt has taken over Setia.....

hi redsynwa, since u are familiar with molek area, may I ask hows the japanese rental market like at molek? Is the rental market robust? Since most of molek pine 4 are sold to japanese, I think they will be more inclined to buy rather than rent since MY ppty to them is cheap given their high purchasing power - do u think its a good strategy to buy bumi lots and rent out to the japanese tenants (since selling bumilots are more complicated)

Hi, here's an update. I just called and spoke with the sales staff. She says Molek Pines 4 there a few smaller units left( 14XXsqft) but 600+psf, so its not that cheap. They also have a few units left of Ponderosa Lakeside but 2100sqft only, price around 1.2M. They are also launching Molek Pulai @580psf onwards. They will be having show units at the sales gallery behind Bangkok bank, new sales gallery she says. In my opinion prices are steep as their units are big, even 2 bedroom is abt 1300sqft. I doubt yield would be that good for such big quantums.Ponderosa Vista will be released in July.
