Property prices. Crash coming?

The root cause is the breakneck pace of FTs coming into the country, nothing technical about it.

The Fts were the ones who because of their unchecked wealth are allowed to run riot with the property prices. If the price of a property is just ding donging between foreign buyers without any real participating by singapore sellers/buyers, can you understand now why the sudden shooting up of prices. Coupled with a practically unregulated and poorly enforced estate agency sector ... everything just breaks loose from hell like what had happened.

the PAP government doesn't give a damm because all this is good for their own window dressing.

They were the primary beneficiaries of their own policy because they would have bought ahead of the market and stolen a march ahead of all the rest of the buyers. That's a breach of trust and an abuse of the privileged access to information. If they did that with shares of companies trading in the stock exchange, it would have been insider trading but there is no criminal law prohibiting politicians from buying properties before announcing certain measures and policies which they know would greatly enrich them. So where's this code of conduct? or there is no honour amongst thieves?

$1250 psf are for townhouses and penthouses which include all gross areas.

Currently they are selling at $1750 to $1850 psf for apartment units.

As long as population growth is set to grow to 7m, despite all their cooling measures, property price will not come down.

I beg to differ. It will come down, and will come down hard. Due to external factors beyond government's control.

When? I have no clue but i know it's not far off. In years, not decades.

Yesterday garment Kenna punggol slap. Hope they wake up. If 7 to 8 mil means sinkees are outnumbered. The next erection at 2016 will see their support going lower. Hope they spend more time fixing what's wrong with their policies rather than the opposition.

i think they will stick with their plan ...just wait and see the "white paper" on this which they dont dare to unleash before the PE BE.

The PAP wants to go ahead like a juggernaut.... sorry guys but you have to welcome at least another 3 mil FTs and knowing the PAP strategy, these FTs will be the middle to low level sort, the kind who will come from a farked up country like Myanmar/Vietrnam/phillipines so that the sucker who come here will be eternally grateful for being let in through the gates of paradise....

just imagine this, if you lived in fear of getting shot/tortured and have no running water or a flushing toilet all your life and you get a chance to come live in clean efficient Singapore, wdf will you be voting for?

I think that is wishful thinking. They've been in power for too long to really change, just because of some loses in a by-election. Maybe if they had lost more seats & LKY had up the lorry, they would have done a rethink.

I agree. On top of that HDBs will maintain price stability as it is needed for retirement (reverse mortgage) for many. Therefore stable HDB prices will set a base for the rest of property sector

On top of that a crash will weaken the local banks due to their exposure to the property market
