The gahment is again too conservative with 'too in the box' thinking. If population is the way to go, lets go the whole hog. Lets shoot for 20-30m population. Every flat can be less than 600 sq ft and fit a family of 4-5 comfortably. COE over $1m no issue with the no of millionaires here to double- quadriple over the next 20 years. Take out all the landed properties and all those small little green spaces....they are grossly inefficient use of precious land. Imagine what kind of tax (direct and indirect) revenue you can get for 20m population!!
