1. Find out if title to land is good - i.e no hidden owners, etc. You don't want a situation whereby later on someone comes along and says the lands is his, after you've done all the work, built something, etc.
2. Tenure of land? How long? Freehold? etc.
3. Find out from local authorities zoning for the land - i.e. what can you do or build on the land.
4. Any development charges to pay? To anyone? Authority?
4. Do some market research about the location and surroundings - what kind of real estate asset is in short supply for the foreseeable future - do they need more warehouses? Workshops?
5. Just a thought - donate half acre for a Buddhist temple. Build a food court nearby, own the coffeeshop and lease out the rest of the stalls to collect steady income stream.
6. The rest of the land - depends on what you find out from point 4 above and plan accordingly.
