Its ridiculous to buy at these prices and you shouldnt unless you have no choice.

What is the current COV range?

Next time better to confirm the COV over the phone before going down to view the property. Otherwise waste time for both parties/

COV could be higher for many reasons. Example, if the renovation is very very well done up - the tap are like NKF standard - golden taps.
