The Singapore we enjoy today is largely the result of careful long-term urban planning. Every plot of land in Singapore is zoned for a particular use, be it residential, commercial or hotel, and these uses are made known far in advance as part of our Concept and Master plans.

Private residential properties in Singapore are subject to a minimum stay duration of 3 consecutive months. This differentiates residential properties from hotels. This distinction is necessary, given the impact of transient occupants on other residents and the potential impact on safety and security in the estate.

Within the residential zoning, we presently allow for Serviced Apartments (SAs), subject to certain safeguards. For example, SAs are allowed only in areas where infrastructure is able to accommodate the higher number of transient users, and where there is lower likelihood of dis-amenities to the residential neighbours. In addition, there is a minimum of 7 days for the duration of stay in a Serviced Apartment.

While this planning framework has served us well, advances in technology and changing consumer trends have led to a blurring of lines between residential and hotel uses. Facilitated by online platforms and mobile applications, there has been a surge of short-term accommodation (STA) options in residential properties all over the world. While this started off largely as an unregulated activity, the situation has evolved in recent years, due to concerns over abuses and the impact on housing affordability. Some cities like Berlin and New York City have clamped down aggressively on STA in residential properties, while others like Tokyo have allowed some form of STA activities, with regulations imposed on the activities and the parties involved.

This process of getting 80% consent from condo owners for airbnb rental is stupid and meaningless. Other cities already proven Airbnb bring up the monthly rental and prices of apartments there I.e all condo owners should vote for it aka approve Airbnb whether they are going to do Airbnb or not.

If they vote against it, their condo value will surely be affected by rental rate and value not rising as fast the other condos that have obtained 80% consent for Airbnb. So it’s a matter of time before every owner wise up and vote for it. Unless they seriously have zero plan to sell in their life time and don’t mind depressing the value of their own assets that they are going to pass on.

This 80% consent approval process will just create discord among owners in the short term and waste everyone’s time when eventually all will vote for it rather than against it. Especially when 80% is so high and not necessary unlike en bloc sale is a one time keep or sell decision. Owners still can stay in the condo even if they vote to approve Airbnb.

Pap should approve the Airbnb as Singapore hotel rates are increasing while rental rates are depressed artificially due to Airbnb being disallowed.

Of course needless to say. You don’t make more money without sacrificing your privacy. Just like any public figure actress politicians etc. If you want to have privacy then prepare for your condo will become cheaper than others in price and rental.

Every home is an asset to be sold eventually. These home owners just need to bear that in mind and think win win. Don’t be so short sighted and selfish.
Not if people want their homes to maintain an acceptable level of privacy, cleanliness and orderliness. Yes, home value will appreciate but not everyone is in it for a big kill.

It's bad luck to be neighbours with such unsavory characters, but looking at the bright side, they can engage her services anytime, it's like a 7-11 Petain next door.

Not if people want their homes to maintain an acceptable level of privacy, cleanliness and orderliness. Yes, home value will appreciated but not everyone is in it for a big kill.
That’s why there is compromise on maximum guests allowed per unit and maximum days that can be rented in a year. URA proposal only 90 days while Paris is 120 days. Home owners needs have been considered.

That reminds me of a certain lady in a condo estate I used to live in years back. She was in her early thirties and in an unhappy marriage. She was an avid drinker and kept very late hours. Either a cab or a boyfriend would send her home in the wee hours. She was also fond of slipping into our pool for a nude moonlight swim. Our security guards were obviously sleeping or taking photos from the bushes.
