高雄地標85大樓內兩家飯店產權淪入法拍,今(14)日進行二拍,底價大降17億元至68億餘元,還是無人問津。寬頻房訊發言人徐華辰表示,個案被登記為禁止處分,投資人得標仍可能無法移轉產權,若無法解決,三拍還是不樂觀。
高雄85大樓的34樓及35樓,以及37樓至85樓,目前分別由樂活商旅租賃、君鴻國際酒店使用中,其產權由億大聯合在2011年以32億餘元取得,億大聯合董事長為前幸福人壽董事長鄧文聰,因財務問題淪入法拍。
一拍底價85億元,於上月17日進行,無人投標。今日舉行二拍,底價打八折降至68億元,仍以流標收場。三拍時間尚未公布,底價再打八折後,將降至54.4億餘元,距離一拍相差已逾30億元。
不過,即使如此,市場仍不看好。徐華辰表示,底價降至54億餘元,仍高於當年億大聯合取得成本的32億餘元,加上部份樓層不點交,且禁止處分,投資人得標後可能無法移轉產權,等於要投資人拿出數十億元買一個未知數,脫標十分困難。
