最近台北市商圈人潮衰退，包括東區商圈、五分埔商圈，這股空屋潮現在也蔓延到交通便利的饒河夜市外的「八德路商圈」，八德路四段短短1百多公尺，現在空出不少店面，過去的婚紗街景象早就變成歷史。

走進饒河夜市外圍的八德路商圈，一連好幾個店面都是鐵門拉下的，當地居民說，店面不是店家沒開門做生意，而是早就關門大吉。
東森記者張禕呈：「台北市商圈的空屋率不斷攀升，除了五分埔商圈、東區外，現在也擴大到八德路商圈，從八德路4段600到700號，就有10幾個店面租不出去。」
空屋潮蔓延下，不住在這的房東也不會天天來關心打掃自家大門，連帶環境品質也下降。

當地區民：「（都沒有人租，所以…？）對，所以人家的狗大便，也不來清理，你看，你看，你看，喔。」
騎樓因為動物的排泄物顯得髒亂。
其實10幾年前，八德路四段是條婚紗街，整條路上滿滿婚紗店，名字一家比一家浪漫好聽，走沒幾步就碰得到，全盛時期10多家，現在不是撤走就是歇業，剩不到2、3家，婚紗街美名已經變成歷史。

八德路婚紗業者林老闆：「隔壁（婚紗店）沒有租，因為房租又要漲，所以人家寧可找小一點，到那邊去，你們現在年輕人也不結婚啊，單身啊，啊不然就往國外去。」
幾乎是唯一僅存的婚紗業者，老闆娘說，大環境景氣不好、高房租都是原因。不過這區塊租金，一坪大約在3000至6000元間，還在可接受範圍，偏偏現代人不是不結婚，就是跑去國外玩兼拍婚紗，生意差才棄守是主因，加上人潮多半出捷運站就往饒河街裡走，不會逛外圍，沒亮點、沒人潮，當然也不會有人想承租，雖說適者生存，不適者淘汰，可北市店面閒置，商圈衰退已是不爭事實。
